We are partnering with a large, multi-site care and support organisation to appoint an experienced Property & Project Manager to oversee and improve a diverse operational property portfolio across the East of England. This is a senior, hands-on role combining strategic property management with practical project delivery. You will act as a property business partner to senior operational leaders, helping to drive commercial outcomes such as occupancy, void room turnaround and cost control, while maintaining high standards in a regulated environment.
The Role
Reporting to the Head of Property, you will manage a geographically dispersed portfolio of approximately 80 services, covering areas from Nottingham down to London, including Cambridgeshire, Norfolk, Suffolk and within the M25. The role is predominantly field-based, with an expectation of being on site around four days per week, including regular overnight stays. Facilities management and compliance are handled centrally; your focus will be on property strategy, landlord & tenant matters, surveys and project delivery.
Key Responsibilities
- Manage landlord & tenant matters including lease events, dilapidations and negotiations
- Carry out condition surveys, measured surveys and site assessments
- Deliver refurbishment and capital works projects, typically up to £1m
- Prepare scopes of work, specifications and manage tenders for small works
- Act as a trusted property partner to Managing Directors and Operations Managers
- Support void room turnaround, occupancy improvement and budget control
- Line manage a Maintenance Manager and oversee a team of regional maintenance operatives
- Maintain accurate property and lease data across the portfolio
About You
You will be a commercially minded, relationship-led property professional who is comfortable working autonomously in a fast-paced environment. Essential experience includes:
- Multi-site property management and project delivery
- Landlord & tenant work, surveys and refurbishment projects
- Managing budgets and competing priorities
- Senior stakeholder engagement
- Willingness to travel extensively and stay overnight as required
- Full UK driving licence
Desirable:
- RICS, IWFM or similar qualification, experience in regulated environments, and use of project tools or CAD (not essential).
