The Business Analyst plays a critical role in ensuring PropertyPlanet onboarding decisions are based on reality rather than assumption. The role is responsible for consolidating, validating, and translating inputs from markets, delivery workstreams, and subject matter experts into clear, accurate, and evidence-based requirements. A core responsibility is to perform structured capability and operational gap analysis between PropertyPlanet and local market systems, in order to surface what a market requires to remain operational before onboarding decisions are made. The role requires a strong understanding of Commercial Real Estate (CRE) operations, data, and workflows to assess gaps credibly and engage markets with confidence. This is not a prioritisation, sequencing, or solution-design role. Decision ownership remains with the Product Owner, and technical implementation remains with delivery workstreams. Initially, the role focuses on validation, gap analysis, and requirements translation within the established operating model. As the programme stabilises, the role may evolve to include greater ownership of discovery activities, depending on demonstrated capability and programme need.
Key Responsibilities
- CRE Capability and Operational Gap Analysis (Core)
- Develop and maintain a deep understanding of PropertyPlanet’s capabilities and limitations.
- Engage early with local markets to understand how their systems and processes operate in practice.
- Identify where PropertyPlanet does and does not meet the operational needs of local market systems, focusing on what is required for day‑to‑day operation rather than complete functional coverage.
- Apply CRE domain knowledge to assess whether market‑critical workflows, data structures, and reporting needs are supported.
- Clearly document gaps, impacts, and implications, and surface them early to inform readiness and go / no‑go decisions.
- Requirements Consolidation and Validation
- Capture, consolidate, and structure requirements from delivery workstream leads, markets, and SMEs.
- Resolve duplication, inconsistency, and ambiguity across inputs before they progress.
- Translate validated requirements into clear user stories with unambiguous acceptance criteria suitable for development and testing.
- Ensure requirements reflect agreed scope and onboarding decisions.
- Market Engagement and Evidence-Based Challenge
- Engage directly with market leads and contributors to validate the accuracy and completeness of requirements.
- Facilitate structured playback sessions to confirm shared understanding before requirements are finalised.
- Challenge unsupported assumptions, vague requests, or “we’ll work it out later” inputs using documented evidence.
- Ensure explicit market alignment before requirements enter delivery.
- Delivery Readiness and Traceability
- Prepare backlog items so they are clear, complete, and decision‑ready.
- Maintain traceability from market input through gap analysis and decisions to user stories.
- Remain engaged through validation and UAT phases to clarify intent and support alignment between agreed requirements and delivered outcomes.
- Work across delivery workstreams to ensure consistent terminology, assumptions, and artefact quality.
Skills & Experience
- Mid-senior level Business Analyst experience within complex, enterprise‑scale programmes.
- Proven experience in Commercial Real Estate (CRE), with understanding of core operations, data, and local system usage.
- Strong systems and data literacy, including integrations, data flows, and reporting dependencies.
- Strong analytical and requirements definition capability across systems, processes, and operating models.
- Comfortable engaging senior market stakeholders and facilitating structured validation sessions.
- Disciplined, evidence-driven, and comfortable challenging inputs without decision authority.
- Able to operate effectively in politically complex environments and surface uncomfortable realities calmly.
