Job Description
We are looking for an experienced and proactive Building Manager to lead the day-to-day operations of a high-profile, staffed building. You’ll be responsible for ensuring a legally compliant, safe, and service focused environment for occupiers, working in line with Cushman & Wakefield\’s brand values and operational standards.
Key Responsibilities
- Manage day-to-day building operations using Cushman & Wakefield’s CAFM system, overseeing planned and reactive maintenance.
- Ensure statutory compliance including annual risk assessments (e.g. fire, asbestos, water treatment, working at height).
- Act as the first point of contact for occupier queries. Resolve complaints efficiently, attend regular meetings, and proactively communicate updates.
- Supervise on-site service partners (e.g. cleaning, M&E, security), ensuring adherence to standards and performance metrics.
- Support service charge budgeting, invoicing, and debt recovery. Monitor FM costs, authorise payments, and track variances.
- Ensure contracts are in place, manage supplier performance, and carry out quarterly reviews and compliance audits.
- Maintain and test business continuity and incident management plans; address risks and close out audit actions.
- Identify and manage CDM-regulated works in line with legal requirements, with support from the Technical Services team.
- Provide timely reporting and maintain sustainability platforms such as BREEAM and GRESB.
- Line-manage small on-site teams, including one-to-one meetings, performance reviews, absence management, and ongoing training.
- Act as a brand ambassador, consistently delivering small but impactful service touches that enhance occupier satisfaction.
Experience & Knowledge
- Strong track record in Facilities or Building Management (commercial or mixed-use environments)
- Knowledge of H&S, compliance, CAFM systems (e.g. Meridian, E-Logbooks), and contractor management
- Experience managing service charges, budgets, and performance-based contracts
- Proven leadership skills with the ability to coach and manage small teams
- Familiarity with occupier engagement and stakeholder communication

Qualifications
- IWFM Level 4 (or working towards)
- IOSH Managing Safely (minimum)
- Membership of IWFM, AssocRICS, or other relevant professional bodies desirable
