Responsibilities
- Manage the end-to-end voids process from property hand-back to re-let.
- Ensure void works are completed to agreed specifications, quality standards and timescales.
- Plan and prioritise workloads to minimise re-let times and loss of rental income.
- Oversee pre-void and post-void inspections and agree scopes of work.
- Ensure all properties meet the organisation's lettable and compliance standards.
- Manage and monitor performance of external contractors and/or in-house teams.
- Ensure works are delivered in line with contract terms, KPIs and service level agreements.
- Chair performance and progress meetings with contractors.
- Challenge poor performance and implement improvement plans where required.
- Ensure all void works comply with:
- Health and Safety legislation
- CDM Regulations (where applicable)
- Gas, electrical and asbestos regulations
- Fire safety and building safety requirements
