We are currently seeking an experienced and driven Quantity Surveyor to join a well-established main contractor delivering high-end residential, commercial, and fit-out projects. This is an excellent opportunity to become part of a young, dynamic, and ambitious team working on prestigious schemes across London. This role is ideal for a Quantity Surveyor who thrives in a fast-paced environment, enjoys taking ownership of projects, and has a strong background in 2-stage tendering. You will play a key role in the commercial management of projects from pre-construction through to final account.
Key Responsibilities
- Pre-Construction / Tendering: Manage and support the 2-stage tender process from initial enquiry through to contract award; Prepare detailed cost plans, budgets, and estimates; Engage with the supply chain to obtain competitive and compliant subcontractor quotations; Analyse tender returns and produce tender comparison reports; Work closely with design teams to ensure cost-effective and practical solutions; Identify risks, opportunities, and value engineering options.
- Project Delivery: Take full commercial responsibility for assigned projects; Manage subcontractor procurement, negotiation, and appointment; Prepare and manage interim valuations, applications for payment, and cash flow forecasts; Monitor project costs, variations, and financial performance against budget; Lead on change management, including variations and compensation events; Produce accurate monthly cost reports and forecasts.
- Commercial Management: Ensure robust cost control procedures are in place and adhered to; Manage subcontractor accounts, including valuations, variations, and final accounts; Maximise project profitability while maintaining strong relationships with clients and stakeholders; Support dispute avoidance and resolution where necessary.
- Client & Stakeholder Engagement: Build and maintain strong relationships with clients, consultants, and the wider project team; Attend and contribute to project meetings; Provide clear and accurate commercial advice to internal and external stakeholders.
Requirements
- Proven experience working as a Quantity Surveyor for a main contractor.
- Strong experience in 2-stage tendering is essential.
- Background in high-end residential, commercial, or fit-out projects.
- Excellent understanding of construction contracts and commercial processes.
- Strong negotiation, communication, and analytical skills.
- Ability to manage multiple projects and priorities effectively.
- Degree qualified or equivalent in Quantity Surveying or a related field (preferred).
Working Environment
This is a 5 days per week office/site-based role, offering a hands-on and collaborative working environment. You will be part of a close-knit team that values energy, ambition, and a proactive approach.
