About Us: Our Client is a Tier 1 residential developer known for delivering landmark high-rise schemes with a focus on quality, innovation, and delivery. They are currently delivering a 32-storey RC frame residential tower and are seeking an experienced Internals-Bias Site Manager to lead the delivery of apartments from M&E 1st fix through to final handover.
Role Overview: As Internals-Bias Site Manager, you will take ownership of internal fit-out stages across multiple floors, ensuring works are delivered to programme, quality standards, and in line with health and safety regulations. This is a fast-paced, technically challenging project with a premium spec.
Key Responsibilities:
- Manage all internal works from M&E 1st fix through to final handover, including drylining, carpentry, kitchens, bathrooms, and final finishes
- Coordinate with M&E teams, subcontractors, and finishing trades across multiple floors
- Monitor programme and progress against key milestones, reporting to the Project Manager
- Ensure quality assurance and snag-free delivery of units
- Drive health & safety compliance on-site
- Attend and lead coordination meetings with design, commercial, and delivery teams
- Maintain accurate site records, inspections, and progress tracking
- Support the handover process in line with client and NHBC requirements
Requirements:
- Proven experience delivering internals packages on high-rise residential projects (RC frame)
- Strong understanding of sequencing from M&E 1st fix to handover
- Ability to manage multiple trades and subcontractors concurrently
- Excellent communication, coordination, and problem-solving skills
- SMSTS, CSCS (Black/Gold), and First Aid qualifications
- Tier 1 or main contractor background preferred
