Manage the end-to-end voids process from property hand-back to re-let.
Ensure void works are completed to agreed specifications, quality standards and timescales.
Plan and prioritise workloads to minimise re-let times and loss of rental income.
Oversee pre-void and post-void inspections and agree scopes of work.
Ensure all properties meet the organisation's lettable and compliance standards.
Manage and monitor performance of external contractors and/or in-house teams.
Ensure works are delivered in line with contract terms, KPIs and service level agreements.
Chair performance and progress meetings with contractors.
Challenge poor performance and implement improvement plans where required.
Ensure all void works comply with:
- Health and Safety legislation
- CDM Regulations (where applicable)
- Gas, electrical and asbestos regulations
- Fire safety and building safety requirements
Ensure statutory checks and certification are completed before re-let.
Promote and enforce safe working practices on site.
Carry out quality inspections and audits of completed works.
Ensure defects and remedial works are completed promptly.
Maintain consistent void standards across all properties.
