About the role

This is a fantastic opportunity to join Cruden Homes as a sales advisor. The role provides a determined individual the chance to develop skills and experience, all whilst making a real difference in one of the most exciting journeys in people’s lives. You will be part of a small but dynamic sales team across the Central Belt of Scotland.

About you

Every day is different for a Cruden Homes Sales Advisor. In this challenging and incredibly rewarding role, you will need tenacity, enthusiasm, and a high level of self-motivation to help you confidently achieve your targets.

Taking the time to understand clients and their specific needs is key to this role. You will be guiding potential clients and other influencers and decision makers through what will be transitional times in their lives. The ability to adopt a professional approach and show empathy and adaptability when needed is an important skill.

You will have a good degree of autonomy but will be able to work collaboratively to achieve your goals and targets, with support from the sales manager, sales & marketing co-ordinator and sales and marketing director.

Duties & Responsibilities

  • Liaise with the Sales Manager to understand and achieve targets
  • Receive telephone and email enquiries from potential customers and provide appropriate information.
  • Proactively seek new sales leads.
  • Use Salesforce daily to input all data as required and to manage sales and communication.
  • Manage the sales mailbox, ensuring timely responses to all enquiries.
  • Host show home visits.
  • Ensure excellent presentation of the development and stock plots.
  • Hold regular meetings with the site team and sales manager to ensure clear concise communication at all times.
  • Drive sales by providing a high level of customer engagement, building a strong rapport with potential clients and existing ones.
  • Close sales by completing the reservation process and taking reservation deposits.
  • Ensure compliance with all process and procedures, including the Consumer Code for Home Builders.
  • Provide outstanding service to all clients, ensuring that their customer journey is positive and efficient.
  • Day to day management of development, generating viewings (where applicable), following up on enquiries and assisting clients on their choices.
  • Maintain regular contact with existing customers throughout their journey.
  • Deal with banks, building societies, surveyors/valuers, solicitors, and estate agents in a confident and professional manner in order to progress each sale to conclusion of missives and legal completion.
  • Liaise with site managers, selling agents, colleagues, and clients to ensure effective communication and to facilitate a successful working environment.Complete competitor research
  • Complete ad hoc tasks as and when requested by your sales manager to support the wider needs of the department or business. These may be unrelated to your development.
  • On occasion provide cover on other Cruden Homes developments or assist elsewhere as prioritised by your sales manager.
  • Skills

  • Proven track record within a new homes sales environment is desirable, but candidates with other sales experience will be considered.
  • Ability to work effectively within a fast paced, sales focused environment.
  • Effective and strong customer relationship skills - able to build a rapport and establish an understanding of needs.
  • Successful negotiation skills to drive sales and profitability (commercial thinker and results driven).
  • Excellent communication skills and ability to interact at all levels.
  • Ability to handle change and challenges tenaciously and to re-prioritise to ensure continuity of service.
  • Ability to overcome objections.
  • High level of IT literacy – particularly Microsoft Office (Outlook/Excel/Word) and Adobe Pro.
  • CRM experience, ideally Salesforce or similar cloud-based applications.
