Criterion is a London-based property company with residential, commercial and hotel investments. We are looking for a pro-active-driven Residential Asset Manager for our 1,367 flats portfolio across multiple residential buildings.
Key Responsibilities:
- Budgeting and Valuations: Preparing building budgets. Supporting the senior team in appraising development opportunities. Preparing reports for the management team and lenders. Conducting basic cash flow analysis.
- Compliance / Health and Safety: Collaborating with site teams to ensure risk assessments are completed. Implementing compliance-related remedial actions. Keeping maintenance reporting up to date. Ensuring periodic certification is current.
- Lettings Management: Directing the lettings team, setting priorities, and managing daily operations. Managing relationships with external agents. Conducting market research to determine market rental figures. Organizing marketing materials for properties periodically. Keeping records of lettings-related expenses and managing contracts with third-party lettings service providers.
- Parking: Managing relationships with third parties that offer parking in the residential portfolio. Overseeing the contract with the parking enforcement company. Ensuring building teams actively rent car parking to tenants and local businesses.
- Utilities: Leading meter and utility-related queries. Applying for new meters and disconnecting meters no longer needed. Managing the utilities recharging process for certain properties in the portfolio.
