We’re looking for a hands-on Hotel Rooms Refurbishment Project Manager to lead bedroom and public-area upgrades across the Criterion Capital and Criterion Hospitality hotel portfolio. From initial audits and specifications through to procurement, budgeting and delivery, you’ll manage high-quality, cost-effective refurbishments while minimising guest disruption and keeping rooms available for sale.
Key Responsibilities
- Inspect and audit hotel by room type, assessing FF&E condition and compliance
- Produce and maintain a working FF&E schedule identifying items to be replaced, refurbished, retained or added
- Work with procurement to specify items, source and tender suppliers, and appoint the right supplier for each package, balancing required standards, quality, lead time and cost
- Create a sample room for each room type to fix the specification and establish the refurbishment cost per bedroom, then use it to build the total rooms budget
- Carry out the same audit, scheduling, procurement and costing exercise for public areas (reception, lobby, corridors and guest WCs)
- Review fire and life safety provisions, including detection and alarm, emergency lighting, fire doors, compartmentation and escape routes, against current regulations and required standards, and scope and cost any required works.
- Audit air conditioning and heating in every bedroom, assessing condition, performance, controls, noise and energy efficiency, and recommend actions (repair, replace or upgrade) with costs and priorities
- Audit IT and technology infrastructure, including Wi-Fi, networks, door-locking, in-room entertainment and CCTV, and scope and cost upgrades
- Define internal and external signage requirements (building identification, brand, wayfinding, room numbering and statutory signage)
- Review the customer journey from arrival to departure, including lift traffic management and queue management at peak times such as check-in, check-out and recommend layout or operational improvements using previous guest reveiw data.
- Consolidate all workstreams into a single project budget for approval
- Room release strategy: Establish a clear phased programme with agreed room out of order limits, completion targets and contingency plans.
- Plan floor and room take-outs, noise windows, segregation, guest communications and safe access routes with GMs.
- Manage master and site programmes, critical path, lead times and installation logistics
- Run snagging, handover, commissioning and defects-liability processes, and ensure rooms return to sale on time.
- Weekly reporting to ownership and senior management covering programme progress, budget, risks, rooms completed and outstanding decisions.
- 15+ years' project management experience in limited service hotel refurbishment or fit-out
- Proven delivery of refurbishments in live, operating hotels (rooms and public areas)
- Track record working with branded and independent hotels, and with owners/asset managers
- Background in construction, project management, quantity surveying, architecture or interior design
- Organised, hands-on and decisive
- Proficient in project-tracking and construction management software tools
