We’re seeking a commercially minded, hands-on leader to oversee our residential portfolio of 4,500+ flats. In this pivotal role, you’ll lead on strategy, operations, lettings, compliance, budgeting, and performance optimisation—driving efficiency, income, and team capability across the portfolio.
Key Responsibilities
- Maximise Income & Asset Performance
- Increase overall occupancy and optimise rent per sq ft, benchmarked against competitors.
- Improve Gross to Net conversion through monitoring and benchmarking.
- Boost car parking revenue using data-led insights.
- Review P&Ls and budget forecasts; ensure timely and accurate reporting to lenders.
- Analyse and report on NOI, occupancy trends, re-letting performance, and value creation.
- Reduce Financial Leakage
- Streamline customer journey to reduce costs through automation.
- Reduce void periods, rent arrears, and utility arrears.
- Review service provider contracts for delivery improvements and savings.
- Team Leadership & Structure
- Review and improve team structure, roles, SOPs, and SLAs.
- Lead development of training calendar with L&D and Building Managers.
- Build, coach, and mentor a high-performing residential team.
- Maintenance & Compliance
- Create tailored business plans for each property.
- Oversee refurbishments and planned preventative maintenance (PPM) schedules.
- Ensure compliance with health & safety and regulatory standards.
- Strategy, Reporting & New Developments
- Contribute to strategic planning and long-term vision.
- Lead mobilisation of new schemes including systems, policies, and handover.
- Support lease structuring and risk management.
- Monitor market trends, regulation, and competitor activity.
What We’re Looking For
The ideal candidate will be MRICS-qualified with minimum 10 years’ experience in residential asset, property management or real estate operations. Proven leader with a strong background in people management, performance improvement, and financial reporting. Confident managing lettings, compliance, legal matters, and team development. Commercially savvy, analytical, and results driven.
