Criterion Capital is seeking a proactive and driven Project Manager to join our growing team and support the pre-construction stage of our development projects. The successful candidate will work closely with the senior project and development teams to ensure projects are thoroughly planned, coordinated and prepared for successful delivery before construction commences. This is an excellent opportunity for a Project Manager with a Civil Engineering background and previous contractor experience who is looking to develop their career within a fast-paced property development environment.

Projects across the portfolio include commercial-to-hotel conversions, mixed-use residential developments and residential refurbishments.

The Role

The Project Manager will support the planning and coordination of projects throughout the pre-construction phase, working with consultants, contractors and internal teams to ensure all aspects of the project are properly coordinated and ready for construction.

Key responsibilities include:

  • Supporting the planning and management of projects throughout the pre-construction phase.
  • Coordinating with consultants, contractors and internal stakeholders to ensure project requirements are clearly defined and understood.
  • Reviewing design information, programmes, specifications and project documentation to identify potential issues and risks at an early stage.
  • Assisting with the development and monitoring of project programmes, budgets and key milestones.
  • Supporting the procurement and tendering process, including reviewing contractor proposals and scopes of work.
  • Coordinating technical information and ensuring outstanding design and construction queries are identified and resolved.
  • Attending project and design meetings, recording actions and ensuring these are followed through.
  • Working closely with the Commercial, Design and Development teams to ensure projects are aligned with programme, budget and quality requirements.
  • Assisting with contractor and consultant appointments and managing pre-construction deliverables.
  • Identifying potential project risks and assisting with the development of appropriate mitigation strategies.
  • Supporting the transition from pre-construction into the construction phase, ensuring the project team has all required information and documentation.
  • Providing regular updates to senior management on project progress, key issues and outstanding actions.

About You

To be successful in this role, you will bring:

  • A Civil Engineering background, ideally with a relevant degree or qualification.
  • 2–5 years' experience within the building and construction industry.
  • Previous experience working for a main contractor or construction contractor.
  • A good understanding of construction processes, sequencing and project delivery.
  • Strong organisational skills with the ability to manage multiple priorities and deadlines.
  • Excellent communication and coordination skills when working with consultants, contractors and internal teams.
  • A proactive approach with strong attention to detail and problem-solving ability.
  • The ability to understand technical information, drawings, programmes and project documentation.
  • The confidence to work independently while also contributing effectively to a wider project team.
  • A genuine interest in developing a career within project and construction management.
