Criterion Capital is seeking an experienced and commercially focused MEP Quantity Surveyor to join our in-house contracting team. The successful candidate will play a key role in managing the financial and contractual aspects of the MEP elements across our development projects, ensuring packages are procured, managed and delivered efficiently, within budget and to the required quality standards.
This position offers the opportunity to work closely with our project management, design and site teams across a diverse portfolio of projects, with significant exposure to mechanical and electrical services.
Projects across the portfolio include: commercial-to-hotel conversions, mixed-use residential developments and private residential refurbishments.
Key Responsibilities
- Manage the commercial and contractual aspects of MEP packages across projects from procurement through to completion.
- Prepare, manage and monitor MEP package budgets, cost plans and forecasts.
- Prepare and evaluate tenders, scopes of works, bills of quantities and subcontract packages.
- Procure and negotiate with MEP subcontractors, suppliers and specialist contractors.
- Manage subcontractor accounts, valuations, applications for payment and final accounts.
- Monitor and report on project expenditure, commitments and cost forecasts.
- Manage variations, change orders and scope changes, ensuring costs are properly assessed, agreed and recorded.
- Carry out regular cost reviews and provide clear commercial updates to the project team and senior management.
- Administer MEP subcontract agreements and ensure compliance with contractual requirements.
- Identify commercial risks and opportunities within MEP packages and implement appropriate mitigation strategies.
- Review subcontractor quotations and ensure costs are commercially competitive and aligned with project requirements.
- Work closely with MEP Design Managers, Project Managers, Site Teams and Consultants to ensure design development and procurement decisions are commercially controlled.
- Assist with resolving commercial and contractual issues with subcontractors and suppliers.
- Maintain accurate commercial records, trackers and reporting using systems including Excel and Procore.
- Attend project and commercial meetings and provide commercial input on MEP-related matters.
- Support the wider Commercial team with cost planning, procurement and commercial management as required.
About You
To be successful in this role, you will bring:
- A degree or relevant qualification in Quantity Surveying, Construction Management, or a related discipline.
- Proven experience as a Quantity Surveyor within MEP, mechanical and electrical building services.
- Experience working with MEP subcontractors and specialist contractors.
- Strong understanding of MEP procurement, subcontract packages, valuations, variations and final accounts.
- Commercial experience across construction, property development or contracting environments.
- Experience working on residential, hospitality, commercial or mixed-use projects is desirable.
- Strong financial and commercial acumen with excellent attention to detail.
- Excellent negotiation, communication and relationship-management skills.
- Strong knowledge of construction contracts and commercial processes.
- Proficiency in Microsoft Excel and experience using commercial/project management systems such as Procore.
- Ability to work independently while also collaborating effectively with project, design and site teams.
- A proactive approach with strong problem-solving and organisational skills.
