Criterion Capital is seeking an experienced MEP Maintenance Manager to lead the operation, maintenance, and continuous improvement of Mechanical, Electrical, and Plumbing (MEP) services across a diverse portfolio of commercial offices, hotels, and mixed-use assets. This role is responsible for ensuring safe, compliant, and efficient building services while supporting occupier comfort, hotel operational requirements, and asset value. The successful candidate will provide technical leadership, manage maintenance strategies and contractors, control budgets, and ensure minimal disruption to tenants, guests, and building users.

Key Responsibilities

  • MEP Operations & Asset Performance
    • Take ownership of the day-to-day performance and reliability of all MEP systems, including HVAC, electrical, plumbing, BMS, and life safety systems.
    • Ensure building services support office occupiers, hotel guests, and mixed-use operations with minimal downtime and high service levels.
    • Monitor energy and system performance, identifying opportunities to improve efficiency, sustainability, and lifecycle value.
  • Planned & Reactive Maintenance
    • Develop and manage PPM and reactive maintenance strategies across multiple asset types.
    • Ensure effective call-out response and fault resolution to minimise disruption to business operations and guest experience.
    • Review maintenance regimes regularly to align with asset condition, usage patterns, and operational needs.
  • Statutory Compliance & Risk
    • Ensure full compliance with statutory requirements, health and safety legislation, and relevant British Standards.
    • Oversee statutory inspections, testing, and certification (electrical, fire systems, pressure systems, legionella, gas, lifts).
    • Maintain clear compliance records and support audits and inspections by authorities and insurers.
  • Contractor & Service Provider Management
    • Manage specialist maintenance contractors and service providers across the portfolio.
    • Set, monitor, and enforce KPIs and SLAs, ensuring consistent service quality across commercial and hospitality assets.
    • Review and approve method statements, risk assessments, technical submissions, and permits to work.
  • Stakeholder & Operational Coordination
    • Act as the primary MEP point of contact for asset managers, property managers, hotel operators, occupiers, and senior stakeholders.
    • Coordinate MEP activities to align with hotel operations, tenant fit-outs, and mixed-use requirements.
    • Keep the Head of MEP fully informed of risks, performance issues, and improvement initiatives.
  • Projects, Upgrades & Lifecycle Planning
    • Manage MEP refurbishments, upgrades, plant replacements, and minor works projects.
    • Input into asset condition surveys, lifecycle planning, and capital expenditure forecasts.
    • Support office reconfigurations, tenant fit-outs, and hotel operational upgrades, ensuring compatibility with existing systems.
  • Budget & Cost Management
    • Manage MEP maintenance and minor works budgets across multiple assets.
    • Review tenders, quotations, and variations, ensuring value for money and technical compliance.
    • Identify cost-saving and value engineering opportunities while maintaining safety and service standards.
  • Documentation & Asset Information
    • Maintain accurate asset registers, O&M manuals, drawings, and compliance documentation.
    • Ensure all system changes and upgrades are properly recorded and reflected in asset data.
    • Implement quality control procedures to ensure works meet required standards.
  • Continuous Improvement
    • Stay informed on industry best practices, regulatory changes, and emerging technologies relevant to commercial and hospitality buildings.
    • Drive continuous improvement in MEP performance, maintenance processes, and sustainability outcomes.
    • Contribute to the ongoing development of the MEP function and wider business objectives.

About You

  • Minimum 10 years’ experience in MEP maintenance, building services management, or asset operations within commercial offices, hotels, or mixed-use portfolios.
  • Degree in Mechanical, Electrical, or Building Services Engineering, or equivalent practical experience.
  • Strong technical knowledge of HVAC, electrical, plumbing, BMS, and life safety systems.
  • Proven experience managing occupied buildings with minimal disruption to users.
  • Solid understanding of statutory compliance, health and safety, and operational best practices.
  • Experience managing multiple assets, contractors, and budgets simultaneously.
  • Excellent communication and stakeholder management skills.
