Criterion Capital are hiring a hands-on Business Development Manager to build the commercial engine of a growing trades property services business within the company operating across painting, carpentry and related property services. Criterion Capital is a major property investment, development, and asset-management company with a diverse London-focused portfolio spanning residential, commercial, hospitality, and mixed-use sectors. The business delivers projects end-to-end—from acquisition and design through construction and long-term operation—supported by multidisciplinary in-house teams and a strong consultant network.

This is a ground-up role. You will establish the sales process, digital presence and lead generation capability required to create consistent pipeline, convert enquiries into profitable work, and support scalable growth. The role requires someone who has previously built business development capability from first principles and can take full ownership of pipeline creation, conversion and performance tracking.

Key Responsibilities
  • Build and run an end-to-end BD and sales process (enquiry → survey → quote → win/loss).
  • Set up a simple CRM, pipeline reporting and core KPIs.
  • Launch or upgrade a conversion-focused website and local digital channels (Google Business Profile, basic SEO, lead tracking).
  • Create and manage a multi-channel lead engine (local search, paid where viable, partnerships/referrals, targeted outbound).
  • Own quoting standards, follow-ups and conversion discipline.
  • Work closely with operations to ensure delivery capacity aligns with sales commitments.
Requirements
  • Proven experience building business development or sales growth for a service-based business, ideally in trades or property services.
  • Demonstrated ability to set up lead generation systems from scratch.
  • Comfortable owning numbers, process and outcomes in a low-bureaucracy environment.
  • Commercially sharp, organised and execution-focused.
