GWS Int’l Portfolio Manager manages the organization’s International real estate portfolio strategy and planning to ensure optimal asset performance, network infrastructure reliability, workplace experience, and alignment with business objectives. The GWS Int’l Portfolio Manager conducts occupier asset management of an assigned portfolio of administrative and/or technical space leasehold or owned assets across [EMEA / APAC / CALA].

Prepares tactical plans for property site location, negotiation of contracts and leases for the acquisition and disposition of all owned and leased real estate; directing site searches, demographic analysis, contract/lease negotiations and outsourced broker representation for new leases and purchases; financial analysis and coordination with Legal and Finance for acquisition and disposition of owned and leased real estate. Coordinates transaction activities from project initiation through final execution of contract/lease documents and related post-closing tasks.

Supports business unit management, HR, TSI, and other GWS functions (Property Management, FM, Security, EH&S, Design & Construction, Project Management, Lease Administration) to ensure our assets meet the business's operational requirements. The position partners closely with GWS and business unit leaders, and other stakeholders, to develop and communicate corporate real estate strategy and to support the execution of transactions and portfolio initiatives.

Key Responsibilities

  • Corporate Real Estate Strategy & Leadership Communication
    • Prepare, review, and implement portfolio plans and recommendations to GWS and client business unit leadership.
    • Translate business unit needs into actionable real estate strategies, ensuring alignment with organizational goals and operational requirements.
    • Prepare or contribute to preparation of documents for corporate approvals (CCL, LOC, MTM, Leadership Socialisation etc) including financial analysis.
    • Provide regular updates, reporting, and stakeholder communications on portfolio performance, transactions, and key initiatives.
  • Portfolio & Asset Management
    • Manage an assigned portfolio of administrative/technical real estate to ensure efficient, reliable, and cost-effective operations.
    • Undertake portfolio planning activities to optimise asset utilisation, support productivity, workplace experience, and improve financial outcomes.
    • Track and report on critical lease event dates, working closely with US-based Lease Administration team and external real estate consultants.
    • Ensure compliance with both landlord and tenant lease obligations.
    • Support FM and Project Management Teams with requests for building alterations and improvements.
    • Liaising as necessary with Legal, third-party consultants, and landlords to properly document consents.
    • Understand and advise on end of term lease obligations and dilapidations liabilities.
    • Manage property tax/business rates obligations.
    • Financial reporting of real estate liabilities and liaison with internal finance stakeholders.
    • Manage contract/lease renewals, sub-leases, rent reviews, amendments, variations and intercompany lease/licence agreements communicating the key lease terms and internal legal requirements to BU client and partners.
    • Manage other forms of short-term acquisitions as required, for example, serviced office transactions, parking agreements.
    • Provide monthly reports to stakeholders; create ad hoc reports as needed.
    • Provide tactical support to other GWS/Support/BU functions as needed, serving as a subject matter expert, and responding to urgent or emergency real estate matters.
  • Transaction Management (Leasing, Acquisitions, Dispositions)
    • Manage multiple real estate projects and purchase, sale, and lease negotiations, ensuring compliance with cost, schedule, and company parameters.
    • Conduct market and property evaluations and due diligence activities to support acquisitions, dispositions, and leasing decisions.
    • Direct external broker representation & legal counsel in negotiation of lease terms and transaction documents in alignment with company objectives and applicable policies.
    • Complete post transaction activities including notifications to internal stakeholders, lease registration, stamp duty payment, landlord ‘vendor’ onboarding, lease security arrangements, submission of completed lease/contract documentation to Lease Administration.
  • Market Research, Financial Modelling & Economic Analysis
    • Assist with market research to identify trends, risks, and opportunities affecting the portfolio and transaction strategy.
    • Perform economic analyses/support complex economic analyses and financial modelling to justify capital and expense expenditures across portfolio operations and investment opportunities.
    • Evaluate financial impacts of alternatives and provide data-driven recommendations to support strategic decision-making.
  • Regulatory Compliance & Governance
    • Contribute to real estate activity compliance with applicable regulations and internal requirements.
    • Contribute to environmental compliance obligations as applicable to the role, which may include work related to fuel tanks, generators, boilers, hazardous waste/materials, batteries, manholes/vaults, water wells, construction projects, water discharge, and/or air emissions.

Experience

  • Demonstrable ability to manage multiple projects and negotiations simultaneously while maintaining cost and schedule discipline.
  • Proven capability to collaborate with business unit clients and peers to incorporate operational needs into portfolio and transaction solutions.
  • Strong analytical skills, including experience building and presenting financial models and economic justifications for capital and expense decisions.
  • Good stakeholder management and communication skills, with the ability to present recommendations and influence outcomes with peer and leadership teams.
  • Experienced professional with in-depth knowledge that can be applied to organisational practices and problem resolution.
  • Applies advanced principles and company practices.
  • Interacts primarily within the department, with external partners, and with cross-functional stakeholders.

Working time UK business hours with flexibility.

Location London or Studley, UK.

Salary Range £60,400 - £90,600 per annum, depending on experience and qualifications.
