Purpose of the role: To support the business by developing and managing a multi-disciplinary property function covering acquisitions, disposals, renewals, maintenance, construction and estate management. Ensure to drive business performance, profitability and manage all statutory obligations.
Responsibilities:
- Acquisitions: Identifying and procuring a pipeline of new sites ensuring their quality will embrace both business and brand; Identifying and negotiating potential sites, working with retained and non-retained agents as well as landlords and developers to create new site opportunities; Seeking off market opportunities proactively through own enquiries; Undertaking site visits throughout the UK, review and appraise suitable opportunities and negotiate and agree possible terms; Ensure all sites secure all necessary consents – licensing planning, etc.
- Maintenance: Deliver a well maintained environment for customers and employees and provide a customer forward service for the existing estate; Having responsibility for the tender, mobilisation and management of contractors for both hard and soft services, setting KPIs and SLAs and monitoring their performance against set criteria; Developing and implementing a reactive maintenance and preventative maintenance programme; Agreeing rates and service level agreements with all contractors; Managing the in-house system from work being logged through to sign off of work completed; Ensuring all work and maintenance are in line with brand design standards; Providing management reports and KPI reports to the business; Ensuring planned maintenance visits and statutory testing is in place.
- Estate Management: Proactively manage the existing portfolio to deliver value; Proactively manage the extensive lease expiry program including managing the store closure process upon exit; To oversee the negotiation and management of rent reviews and lease renewals (including the documentation of nil uplift reviews), in line with strict performance targets, managing external consultants where necessary; Proactively manage the estate for opportunities to re gear leases where commercially appropriate; Manage dilapidations claims aggressively challenging these to secure the best possible settlement and ensuring dilapidation costs are minimised; Manage the groups’ legal advisors on lease renewals through conveyancing and litigation process and stay abreast of changes in legislation; Regular store/ town visits to identify issues and keep abreast of developments.
Key Skills & Experience:
- Ideal 3+ years’ experience in a Property role or similar with both strategy and commercial experience
- Strong knowledge of retail market & property
- Strong literacy and numeracy skills
- Good communication skills and high attention to detail
- Sound skills and understanding of basic Microsoft Office Productivity Suite (Word, Excel)
- Ideal IWFM, IOSH or NEBOSH qualification
