The Opportunity
We are looking for an experienced No.1 Site Manager to lead a detailed strip out and partial demolition project within an existing retail unit at the iconic Bluewater Shopping Centre. This enabling phase will prepare the space for the full fit-out of a brand-new store. This is a busy, live shopping environment, so we need a confident, client-facing manager who can maintain high standards of safety, communication, and coordination.
Scope of Works Includes:
- Removal of existing shopfront
- Strip out of internal fixtures and finishes
- Removal of lift shafts and associated structures
- Decommissioning and removal of fire systems
- General demolition and enabling works
- Preparing the unit for handover to the incoming fit-out team
Key Responsibilities
- Act as the lead manager on site, overseeing all daily operations
- Manage subcontractors, sequencing, and logistics
- Maintain strict H&S compliance in a live retail environment
- Liaise with centre management, client teams, and internal stakeholders
- Review RAMS, manage permits, and produce daily reporting
- Coordinate weekend/noisy works where required
- Ensure programme, quality, and safety targets are met throughout the 21-week duration
Requirements
- Proven experience as a No.1 Site Manager on strip out, demolition, or enabling works
- Experience working for Tier 1 or reputable main contractors
- Strong understanding of demolition safety and live-environment protocols
- CSCS (Managers Card)
- SMSTS
- 3-Day First Aid
- Asbestos Awareness
- Excellent communication skills and confidence in client-facing situations
