Position Construction Manager/ No. 1 on Site Project £30m Iconic Hotel Refurbishment & Fit-Out Location: Surrey Borders Working Hours: 7:30am to 5:00pm Duration: 12 months. The Opportunity We are seeking an experienced Construction Manager to act as the No. 1 on site for a multi-award-winning Tier 1 main contractor delivering an iconic and historically significant hotel refurbishment on the Surrey borders. This flagship development will transform an existing hotel into a world-class luxury destination. The scheme includes: * 180 extensively refurbished bedrooms * Three premium restaurants * A fully equipped gymnasium * High-specification public, leisure and guest areas * Complex heritage restoration and high-end fit-out works This is a hands-on site leadership role requiring an individual who can take full ownership of the day-to-day construction operation. You must be a confident and capable No. 1, able to lead the site team, manage subcontractors, coordinate multiple work packages and drive the programme through to successful completion. The successful candidate will be highly methodical, technically knowledgeable and comfortable resolving complex construction, sequencing and design-related issues Key Responsibilities * Act as the No. 1 Manager on site, taking responsibility for the safe, efficient and high-quality delivery of the works. * Lead and manage all day-to-day site activities in accordance with the programme, specifications and project requirements. * Plan, coordinate and manage multiple work fronts, subcontractors, trades and suppliers. * Drive progress across refurbishment, structural alteration, services coordination and high-end fit-out packages. * Develop short-term programmes and detailed look-ahead plans to maintain progress and identify potential risks. * Manage complex construction sequencing and ensure that interfaces between trades are properly coordinated. * Review drawings, specifications and technical information, identifying discrepancies and resolving issues before they affect the programme. * Maintain the highest standards of workmanship, quality control and attention to detail. * Ensure full compliance with health and safety legislation, site logistics plans, risk assessments and method statements. * Chair site meetings, subcontractor coordination meetings and daily briefings as required. * Work closely with the Project Manager, design team, consultants and client representatives to maintain programme and resolve technical challenges. * Monitor subcontractor performance and ensure all works are completed in accordance with approved drawings and specifications. * Produce and maintain accurate site records, progress reports, quality documentation and construction updates. * Manage inspections, snagging, commissioning and handover activities. * Proactively identify and resolve programme, quality, design and logistical issues. About You You will be an experienced and technically competent Construction Manager with a proven track record of operating as the No.1 on site. You must be comfortable taking ownership of the project at site level and providing clear leadership to subcontractors, trades and members of the delivery team. The ideal candidate will demonstrate: * Proven experience as a No. 1 or senior site lead. * Strong technical construction knowledge. * A methodical, organised and solutions-focused approach. * The ability to interpret drawings, specifications and construction information. * Excellent planning, sequencing and subcontractor management skills. * Strong leadership and clear communication. * The confidence to challenge poor performance and maintain high standards. * Exceptional attention to detail, particularly across high-end finishes. * A proactive approach to identifying and resolving technical and programme issues. * The ability to maintain control of a busy site with multiple work fronts. Previous experience delivering large-scale refurbishment or fit-out projects is essential, ideally within one or more of the following sectors: Hotels and hospitality Student accommodation High-end residential developments Major commercial fit-outs Heritage or listed-building refurbishments Candidates should ideally live within a 30-mile radius of the project.
