Are you an experienced Facilities, Building Services or Contract Management professional looking for a role that combines operational leadership, client relationship management and commercial responsibility across a national portfolio? We are seeking a Client Operations Manager to oversee the delivery of a large, multi-site FM and building services contract across a nationwide property portfolio. This is a strategic and operational role responsible for ensuring exceptional service delivery, stakeholder engagement, contract performance and commercial success. This position offers the opportunity to work with senior stakeholders, lead multi-regional service delivery teams and contribute to the ongoing growth and development of a high-profile national account.
The Role
Reporting to the National Contracts Manager, you will be responsible for the day-to-day management and coordination of contract operations across a large UK-wide estate. You will act as the primary point of contact for client stakeholders, ensuring maintenance programmes, compliance activities, service requests, incidents and project works are effectively delivered while maintaining consistently high levels of customer satisfaction. Working closely with regional operational teams, subcontractors and technical specialists, you will ensure service delivery meets contractual obligations, KPI targets and financial objectives.
Key Responsibilities
- Contract & Service Management
- Oversee Planned Preventative Maintenance (PPM) programmes across a nationwide portfolio.
- Coordinate reactive maintenance activities and escalation management.
- Monitor contract performance against KPIs and SLAs.
- Produce performance reports and service reviews.
- Ensure compliance with statutory, contractual and health & safety requirements.
- Manage service delivery issues through to resolution.
- Coordinate regional delivery teams and specialist contractors.
- Client Relationship Management
- Act as the main operational point of contact for key client stakeholders.
- Build strong relationships across multiple levels of the client organisation.
- Lead regular service review meetings.
- Deliver proactive communication and performance updates.
- Develop and implement service improvement initiatives.
- Support customer retention and contract renewal activities.
- Commercial Performance
- Monitor contract profitability and operational performance.
- Identify opportunities for additional services and project work.
- Support pricing, quotations and contract renewal submissions.
- Ensure all revenue opportunities are captured and accurately recorded.
- Assist with budget management and financial reporting.
- Support resolution of invoicing and commercial queries.
- Operational & Project Coordination
- Support mobilisation of new contracts and projects.
- Coordinate refurbishment, lifecycle replacement and compliance programmes.
- Work alongside technical, helpdesk and project delivery teams.
- Ensure resources are effectively allocated across planned and reactive workloads.
- Support continuous improvement initiatives throughout the contract lifecycle.
About You

Essential Requirements
- Experience managing operational service delivery within Facilities Management, Building Services or a similar environment.
- Proven experience managing multi-site contracts or portfolios.
- Strong stakeholder and client relationship management skills.
- Excellent organisational and communication skills.
- Commercial awareness with experience monitoring contract performance and profitability.
- Experience managing contractors and service providers.
- Strong knowledge of SLA and KPI management.
- Proficient with Microsoft Office and service management systems.
- Full UK driving licence.
Desirable
- Experience working across healthcare, public sector, education or large property portfolios.
- Knowledge of BMS, building controls, monitoring systems or smart building technology.
- Understanding of compliance requirements, permits to work and contractor management.
- Experience supporting contract mobilisation and service improvement programmes.
