The Property and Development Service plays a lead role in generating income and capital receipts for the Council through acquisitions, disposals and the proactive management of its extensive commercial property portfolio.

These investments and management strategy play a key role in securing income to fund wider Council services for the benefit of local communities.

Teams within the service work in partnership with the private sector and key stakeholders to secure high-quality investment in the city and deliver major mixed-use regeneration schemes, such as Friargate and City Centre South, which will create thousands of new homes and jobs for the city.

What is the job role?

Coventry City Council has a diverse commercial property portfolio.

It includes a range of investment properties and ground lease interests and is valued at c.£300M.

As our Asset Manager, you will play a key role in managing the portfolio and maximising income.

This is an exciting opportunity to drive property transactions and contribute to the delivery of wider strategic objectives.

Key responsibilities (Please see Job Description and Person Specification for more details)

  • Managing a diverse portfolio of commercial properties
  • Negotiating a substantial caseload of rent reviews and lease renewals.
  • Managing vacant properties, ensuring appropriate actions to minimise void periods and to secure optimal terms for new lettings.
  • Monitoring rent arrears and taking actions to protect the Council’s interests.
  • Identifying strategies for individual assets to reduce costs and increase income.
  • Working with external valuers and the Asset Manager & Valuation Lead in delivery of the annual asset valuation programme.

Who are we looking for?

We are recruiting for an MRICS Surveyor with a strong background in property asset management and significant experience in professional work.

Key requirements

  • A detailed and comprehensive knowledge of Landlord & Tenant legislation, property management and RICS professional codes of practice.
  • A good understanding of commercial property valuation and the associated methodologies.
  • Ability to carry out complex professional work, utilising well-developed negotiation skills, without supervision.
  • Excellent communication and interpersonal skills, with the capacity to persuade and influence others through diverse methods.
  • Significant experience of carrying out professional work including rent reviews and lease renewals.
  • Experience of operating in a leadership role and of managing and motivating a team.
