About The Role

Position: Maintenance Operative/Technician

Location: Newcastle and other services within the region (travel required)

Hours: 40 hours per week, typically 8:00 am–5:00 pm, with call-outs and flexibility

Transport: Use of own vehicle; mileage reimbursed at HMRC rates

Tools and equipment: Supplied by the Company

Key Responsibilities

  • Ensure the building or group of buildings are maintained to provide a safe, secure and pleasant environment for the people we support, staff and visitors in line with the Estates Maintenance Policy and all statutory and regulatory requirements.
  • Ensure that all critical systems and services such as drainage, water, lighting, heating, fire, and related alarm systems are functioning appropriately.
  • Resolve critical alerts, tasks and problems through assessment and implementation of corrective action.
  • Work in conjunction with the Regional Property Services Manager, Registered Service Manager and relevant authorities to provide a well‑planned and effective preventative and reactive maintenance regime.
  • Provide additional support on specific projects or deputise as requested under the prescribed direction of the Regional Property Services Manager.
  • Complete the Property Condition Reports to ensure compliance and tracking of safety issues and physical plant deficiencies.

About you

To be successful in the role of Estates Operative/Technician it is desirable to hold a relevant trade qualification and be able to demonstrate competence in one or more of the following trades: joinery, decoration, plumbing, electrics or proven experience and ability in a similar building’s maintenance role.

Other key skills and experience

  • At least 2 years practical experience within a similar maintenance‑based role; experience with budget management desirable.
  • Experience of receiving reactive maintenance requests with the ability to respond as necessary to meet strict timescales and target dates.
  • Sufficiently experienced in lone working and able to work on allocated tasks without or with minimal supervision.
  • Good English written and verbal communication skills required together with the ability to complete maintenance documentation and records accurately and reliably.
  • Sound understanding of the principal requirements of Health & Safety and Fire Safety as apply to a Residential Care setting; awareness of Fire Risk Assessments and Water Hygiene Service Risk Assessments.
  • Ability to undertake general gardening duties including mowing grassed areas, tending to plant areas, cutting back shrubbery and bushes/hedges etc.
  • Work responsibly with sensitivity and mindful of the vulnerable people who live within the service, colleagues and visitors to Swanton Care Services.
  • A full driving licence with access to your own vehicle required.

About The Service

We provide person‑centred support to people 24 hours a day. This may be within a community‑based residential home or the individual\’s own home.
