About Us
Cottington Close is a well-established and diverse housing community in South London made up of 247 properties (predominantly stock built in 50s and 60s) and occupied by a mix of tenants and leaseholders.
We are a resident-led Tenant Management Organisation (TMO) with a board made up of estate residents. We are proud of our strong community focus and our dynamic decision making, enabling us to deliver responsive, accessible housing services that support residents and maintain a safe, welcoming neighbourhood.
About the Role
You will manage a varied caseload of tenancies, delivering effective income collection, arrears prevention and tenancy management services. Responsibilities include rent and service charge collection, early intervention on arrears, negotiating repayment plans, advising residents on welfare benefits and maintaining accurate case records.
You will also provide tenancy management support, including sign-ups, home visits and the investigation of tenancy breaches such as abandonment and unauthorised subletting. Working closely with colleagues and external agencies, you will help residents access support services and sustain their tenancies.
The role involves building effective relationships with partners including advice agencies, the DWP, social care providers and voluntary organisations to improve outcomes for residents and maximise income collection.
About You
You will have experience of tenancy management, rent collection or income recovery within a social housing environment and be confident managing a busy caseload. You will possess strong communication and negotiation skills, with the ability to balance a supportive approach with enforcement action where necessary.
Key Requirements
- Experience of tenancy management, rent accounts or income recovery in social housing.
- Understanding of Universal Credit, Housing Benefit and welfare benefits.
- Ability to negotiate repayment plans and influence positive outcomes.
- Experience supporting vulnerable residents and making appropriate referrals.
- Strong IT skills, including Microsoft 365.
- Excellent communication and record-keeping skills.
- GCSE English and Maths (or equivalent experience).
- CIH qualification desirable or willingness to work towards one.

Additional Information
The role is primarily office-based with regular estate walkabouts and home visits. Flexible working may be required, and all duties must be carried out in accordance with safeguarding and lone-working procedures. A full UK driving licence is desirable.
