We’re looking for an Assistant Quantity Surveyor to support the commercial delivery of Repairs & Maintenance (R&M), minor works, and major works/refurbishments across residential and mixed-use properties. You’ll work closely with the Commercial Manager/QS team and operational staff to ensure projects are controlled commercially, variations are captured, and subcontractors are procured and paid correctly. This role suits someone who is organised, confident with numbers, and comfortable working at pace across multiple workstreams.

Key responsibilities

  • Commercial management & cost control
    • Assist with cost reporting, budgets, forecasts and CVR updates for minor and major works.
    • Maintain accurate order/commitment logs, cost trackers, and variation registers.
    • Support month-end reporting and ensure commercial paperwork is complete.
    • Draft monthly payment applications across all contracts.
    • Sub-contractor payment control and monitoring.
  • Pricing, variations & applications
    • Measure works and assist with pricing using schedule of rates / quotations.
    • Identify and prepare variations/CEs, ensuring supporting evidence is captured (instructions, photos, site records).
    • Assist with client applications for payment and subcontractor valuations, including payment notices where required.
    • Support final accounts and close-out documentation.
  • Procurement & subcontract management
    • Issue RFQs, obtain and compare quotes, and support placing subcontract orders.
    • Assist with onboarding and compliance documentation (insurances, RAMS, accreditations, CIS info).
    • Track subcontractor performance commercially and support reconciliation of accounts.
  • Operational liaison
    • Liaise with site supervisors/managers to verify progress, quantities, access constraints, and programme impacts.
    • Attend site visits as required to support measurement, valuation accuracy, and evidence gathering.
    • Work with admin/office team to ensure job packs and records are maintained.

Essential requirements

  • Previous experience in an Assistant QS / Junior QS role (or strong commercial admin experience with clear QS progression) within construction, maintenance, or refurbishment.
  • Understanding of R&M / minor works environments (high volume, quick turnaround, multiple jobs).
  • Confident with Excel and commercial tracking (variations, orders, valuations).
  • Strong organisation, attention to detail, and ability to manage multiple priorities.
  • Good communication skills (written and verbal) and ability to work with site and office teams.
  • Right to work in the UK.

Desirable

  • Experience with social housing, planned maintenance, voids/occupied refurbishments.
  • Familiarity with JCT/NEC contracts or schedule-of-rates frameworks.
  • Degree/HNC/HND in Quantity Surveying or working towards (or equivalent experience).
  • Experience using estimating/commercial systems (e.g., COINS, Causeway, Eque2, Dynamics, or similar).
