Penderlaw Solicitors, a well‑established and respected practice in the centre of Truro, is seeking a Solicitor, Chartered Legal Executive, or part‑qualified legal professional to join our Residential Property Department. This is an excellent opportunity to manage your own varied caseload within a supportive, highly capable team with an excellent reputation and a strong flow of high‑quality work.
You will be joining a well‑established department where lawyers are able to shape their caseloads around their strengths and interests. The firm is committed to supporting professional development and will provide financial assistance, study leave or exam leave where appropriate for those working toward qualification.
The successful candidate will act for individuals across a broad range of residential property matters, delivering high‑quality client care and contributing to the continued success of the department. While the role is full time (office based), flexible working arrangements may be considered for the right candidate.
Key Responsibilities- Residential Property Work
- Freehold and leasehold sales and purchases
- Remortgages and equity release
- Transfers of equity and gifts
- Drafting loan agreements and legal charges
- Drafting and renewing residential leases
- Lease extensions, variations, and related deeds
- First registration of title
- Transfers of part, including building plots
- Exposure to Commercial Property Work
- Grant and assignment of commercial leases
- Lease renewals and terminations
- Security of tenure matters
- Licences to occupy
- Land for redevelopment, including conditional contracts and overage
- Commercial mortgages and funding
- Agricultural land transactions
- Auction properties
- Business sales and purchases
- Compliance, Client Care & Cross‑Departmental Work
- Managing your own caseload with appropriate supervision
- Ensuring compliance with regulatory requirements and internal procedures, including AML and source of funds checks
- Working collaboratively with other departments, including Matrimonial and Estates/Probate
- Providing high‑quality client care and maintaining strong professional relationships
- Supporting the smooth running and continued growth of the department through effective file management, service delivery, and commercial awareness
- Participating in firm‑wide and departmental training initiatives
The ideal candidate will be able to demonstrate:
- Qualification as a Solicitor or Chartered Legal Executive, or active progress toward a recognised professional qualification (CILEX/SQE)
- Experience managing your own residential conveyancing caseload
- Strong technical knowledge appropriate to your level of qualification
- Excellent client care skills and the ability to build strong relationships
- Clear and professional written and verbal communication
- A positive and collaborative attitude, with the ability to remain calm, constructive, and solutions‑focused in a fast‑paced environment
- Effective organisational and file management skills
- A sound understanding of AML compliance and risk management in conveyancing
- A collaborative mindset and willingness to work closely with colleagues
- Commercial awareness and a proactive approach to work
- An interest in developing exposure to commercial property work (advantageous but not essential)
- 20 days annual leave (increasing by one day per year up to 5 years)
