This role will work across the UK proactively seeking new locations and properties to open our next Cornish Bakery. We have a proven track record in opening successful new bakeries and ambitious plans to accelerate our growth. We need an experienced Property Acquisitions Manager to lead that charge.

About the role:

We’re looking for an experienced Property Acquisitions Manager (perhaps also known as an Acquisition Surveyor or Estates Manager) who has proven experience acquiring retail, leisure, hospitality or food-to-go locations. You will be responsible for the acquisition strategy and delivering a pipeline of new location opportunities, as well as leading the commercial asset management of the existing property estate. You will work closely with the Managing Director and Founder to consider new target locations, visit potential new properties to appraise their suitability, negotiate head of terms, prepare financial appraisal and present deals to the Board.

As Property Acquisition Manager, your key responsibilities will be to:

  • Develop a property acquisition strategy identifying target locations that support Cornish Bakery’s long-term growth ambitions.
  • Maintain a rolling pipeline of target locations, opportunities and prospective sites, providing regular updates to the Board.
  • Develop and maintain strong relationships with landlords, property agents, developers and consultants to gain access to off-market deals.
  • Visit potential new properties to complete detailed site appraisals.
  • Assess planning, licensing and development constraints.
  • Prepare financial appraisals, occupancy costs, trading expectations, projected returns for all proposed acquisitions.
  • Negotiate the heads of terms.
  • Work with the appointed legal team negotiating & completing the legal documents.
  • Review the performance of the existing estate and manage relocations, lease renewals, lease exits and rent reviews.
  • Identify opportunities within existing properties for extensions, format changes, relocations and redevelopment.
  • Manage all parties involved in lease events to ensure that dates are adhered to in terms of notices for these expiries and break notices and maintaining a robust asset management schedule.

  • Commercially astute.
  • Experience negotiating heads of terms and commercial leases.
  • Strong financial and commercial appraisal skills.
  • Excellent communicator.
  • Full UK driving licence and able to travel 3-4 days a week.
