MAIN PURPOSE OF ROLE

Provide professional Operations project delivery management activities required to achieve assigned initiatives/projects that explicitly implement or contribute towards Cornerstone's business objectives. Principally accountable for the physical demolition, maintenance or repair of Cornerstone's assets, including making good our Site Providers' premises. Where instructed by our customers, the scope of the role includes their Active Equipment in line with their specified requirements. All physical work should be managed in accordance with CDM regulations and best practice, as well as in accordance with agreed timescales so there is no impact on our customer's networks services. Safe working shall be at the forefront of all on-site activities and the role governance at site level is pivotal. Managing a supply base directly and all legal and performance requirements to deliver the objective. Additionally, the role shall provide support to the Operations Project team as required to achieve Core Operation's wider objectives. This includes working across multiple projects at any one time, as well as the delivery of Active instructions when generated by customer demand.

KEY RESPONSIBILITIES

  • Project Planning
    • Customer facing role managing surveys, reporting and recording of the condition of Cornerstone's assets, as well as any subsequent site repair, improvement or removal works identified.
    • Collaborating digitally and physically with all stakeholders, including Cornerstone Engineering & Design Team and customer teams, is essential to understand the full condition, assess requirements to improve resilience and prolong the life of our assets.
    • Create and maintain project plans against which the project is measured and revise as when needed to meet changing requirements.
    • Manage the impact of scope change within the project and on the project plans in terms timescales, costs & quality ensuring that the impacts are clearly understood and sanctioned by key stakeholders including customers.
  • Project Governance & Control
    • Operate effective project governance by using proper mediums such as review meetings, 121's and conference calls to regularly govern the project issues and multiple suppliers.
    • Host regular meetings with Cornerstone's customer teams so that Active dependencies are fully understood and the impact of their removal is factored into each site's exit strategy.
    • Proactively unpick and record all demolition project risks, issues and dependencies, manage complex removal strategies and their mitigation and resolutions, and where required, elevate to ensure the project remains on track.
    • Understand the cost of repairing, maintaining or demolishing each site and evaluate the financial viability of the task to give a positive impact for the business.
  • Project Delivery & Reporting
    • Manage all key stakeholders and stakeholder groups connected with the delivery of the project to ensure expectations are managed, critical decisions made, key dependencies and requirements addressed, and project delivery progress is clearly communicated.
    • Ensure that customer teams are aware of each site's exit strategy and actively push them to cease all Active dependencies in line with the plan.
    • Report against targeted delivery and maintain tools and systems in line with project / delivery plans to show progress to all stakeholders.
    • Support the Operations Manager in the delivery of other projects or initiatives when needed.
  • Stakeholder Management
    • Manage Cornerstone suppliers so that they meet or exceed agreed SLAs.
    • Promptly provide guidance and support on technical build/demolition and commercial matters that affect the project.
    • Build and maintain effective working relationships with Cornerstone's customer teams involved in the demolition process so that all their dependencies are removed in line with agreed exit strategy timescales.
    • Build and maintain effective working relationships with Cornerstone internal teams involved in the demolition process (Legal, Property & Estates and Finance) and other external suppliers (Demolition Partners, Estates outsource partner and solicitors) so that potential project risks are communicated, and strategies adjusted accordingly.
    • Ensure that Cornerstone policy is understood and applied consistently and improve certainty by setting realistic goals, delivering on commitments and creating a working environment that facilitates effective communication.
    • Promote a Health & Safety-first approach for all on-site activities and ensure our suppliers are clear on Cornerstone's expectation of safe working practices and the CDM Regulations' roles and responsibilities.
    • Lead on Health & Safety as an agenda item at every progress meeting and ensure lessons learned are made known to all stakeholders.
    • Monitor supplier on-site competence via regular on-site inspections and report back findings to the Operations Manager.
  • Compliance & Security
    • Support and contribute actively to health and safety, quality, environmental, business continuity and information security arrangements that meet Cornerstone's obligations, as well as that of our customers.

Experience (technical, managerial, industry)

  • Minimum of 3 years' experience of running projects in a range of different and frequently changing environments delivering both 'business change' and 'technical /infrastructure' type projects that includes leading matrix and multi-disciplined teams.
  • Minimum of 3 years' experience of working within a telecom Design & Build environment, including power connections/disconnections.
  • Working knowledge of Active equipment and how it's configured in the field, as well as an awareness on timescales to remove.

Education level / Qualifications (professional, vocational)

  • Relevant technical qualifications or site-based work experience.
  • Educated to A level or Higher level.
  • Prince II or Agile PM or equivalent qualification/accreditation.

Skills / Knowledge

  • Proven technical knowledge of telecom site construction and the various site type configurations.
  • Strong knowledge of current CDM Regulations and the implications of the roles and responsibilities within project workflows.
  • Understanding of the material fabric to allow the proper breakdown of the various site elements for delivery to recovery, reuse or landfill sites.
  • Require a firm understanding of the waste disposal certification process required to track waste stemming from demolition works.
  • Knowledge of the environmental requirements needed to responsibly dispose of the decommissioned site.
  • Good relationship builder and ability to build trust through effective management of internal and external stakeholders.
  • Clear and concise communication skills at all levels of the business.
