Job Description

£38,000 FTE – Permanent Role (4 or 5 days/week considered pro rata)

Location: Office-based, West Edinburgh

We’re an established, independent letting agency looking for a confident and capable Lettings Operations Manager to take the lead in the day-to-day running of our property operations.

This is a long-term, permanent role — and will suit someone experienced in lettings or property operations who’s ready to step up, take ownership, and drive progress across a growing portfolio.

🛠 What You’ll Be Responsible For

  • Coordinating inspections, checkouts, safety certificates, and deposit returns
  • Managing the lettings workflow and ensuring key tasks are followed through
  • Communicating with tenants, landlords, and contractors calmly and professionally
  • Leading our admin and field-based team to deliver timely, high-quality service
  • Keeping compliance on track and improving systems where possible
  • Taking over key responsibilities previously handled by a senior colleague (currently on leave)

This is an office-based role with occasional need to support or direct the field team. You won’t be expected to conduct daily viewings or inspections.

What We’re Looking For

We’re not looking for someone green. This is a role for someone who:

  • Has proven experience in lettings, property management, or operations
  • Is confident and calm under pressure, with excellent communication skills
  • Can lead others, hold people accountable, and stay on top of details
  • Presents themselves in a professional, reliable manner — the kind of person landlords trust
  • Ideally holds an ARLA/Letwell qualification (or is happy to work toward one)
  • Is looking for a long-term role in a stable, supportive agency

  • £38,000 full-time equivalent (FTE)
  • – Pro-rata salary: ~£30,400 for 4 days/week
  • Choice of 4 or 5 days/week (Wednesday off preferred for 4-day setup)
