I am working with a well-established QSR group who boast an estate in excess of 100 stores across the UK. We are looking for an Estates Surveyor, with QSR experience, to join the team and grow the restaurant property portfolio, ensuring the right sites are acquired, leased, maintained and, where necessary, disposed of to support brand expansion and operational performance.
The Estate Surveyor role will suit you if you thrive in a fast-paced environment and have excellent stakeholder management skills. You will be responsible for managing and optimising the QSR brand’s estate - restaurants, drive‑thrus, kiosks and support sites, ensuring it supports growth, profitability and brand standards. You will provide professional estates advice on acquisitions, leases and asset management so the business secures the right sites on the right commercial terms. Extra points if you have experience working with franchise model businesses.
Key duties and responsibilities:- Identify, appraise and support the acquisition of new restaurant and drive‑thru sites, including valuations, heads of terms, and coordination of legal, planning and technical due diligence.
- Manage landlord and tenant matters across the portfolio, including lease renewals, rent reviews, variations, break options, assignments and service charge negotiations.
- Monitor portfolio performance (occupancy costs, lease events, sales density and tenure), recommending restructures, relocations, disposals or extensions to improve estate efficiency.
- Maintain accurate property data, critical dates and documentation, ensuring all estate decisions are properly recorded and accessible to the wider business.
- Work closely with Development, Operations and Finance to align site strategy with QSR trade patterns, drive‑thru layouts, delivery/drive‑to‑store access and customer journey requirements.
- Ensure property decisions support brand image and guest experience, including signage visibility, parking, external seating, drive‑thru stacking and compliance with brand design standards.
- Support refurbishment, re‑image and relocation programmes, providing estates input on lease obligations, rent impact and landlord approvals for QSR format changes.
