Built on a reputation for delivering a boutique, tailored service, they are looking for a proactive, legally savvy Senior Property Manager to join their close-knit team in Bushey.

With the recent and ongoing shifts in rental legislation, they need an authoritative voice—someone who is confident navigating complex legal landscapes, protecting landlords, acting as an escalation point for the team, and keeping tenants happy. The Role

As a Senior Property Manager, you will take lead ownership of a premium residential rental portfolio, acting as the trusted senior point of contact for high-value landlords and tenants, while also supporting the wider property management team. Your day-to-day will include:

  • Strategic Relationship Management: Nurturing strong relationships with key landlords and acting as the primary escalation point for complex tenant or landlord queries.
  • Compliance Leadership & Legal Oversight: Acting as the in-house expert on the latest rental legislation, auditing statutory safety certifications, and ensuring total compliance across the wider portfolio.
  • Complex Possessions & Notices: Confidently managing intricate legal disputes, serving Section 8 notices, and overseeing possession processes and court proceedings in strict accordance with current laws.
  • Team Mentorship: Leading by example, offering guidance, support, and shared knowledge to junior Property Managers and administrative staff.
  • Advanced Maintenance & Contractor Management: Troubleshooting complex maintenance issues, overseeing major works or refurbishments, and vetting/managing trusted local contractors.
  • End-to-End Tenancy Mastery: Overseeing complex lease renewals, high-stakes deposit negotiations, and dispute resolutions via the TDS.
  • Strategic Internal Reporting: Maintaining flawless records, analyzing portfolio performance, and reporting directly to the Head of Property Management with strategic input.

What We Are Looking For

The rental market has changed, and we need a seasoned professional who has evolved with it. To succeed in this role, you will bring:

  • Extensive Experience: A proven, sustained track record in residential property management, ideally with prior experience handling premium portfolios or acting in a senior/supervisory capacity.
  • Authoritative Legal Expertise: Robust, up-to-the-minute knowledge of tenancy compliance, with hands-on, successful experience handling Section 8 notices and complex disputes in the post-Section 21 era.
  • Advanced Communication: Exceptional negotiation and communication skills, with the ability to defuse difficult situations and handle sensitive conversations with empathy, authority, and professionalism.
  • Leadership & Problem-Solving: A calm, structured, and decisive approach to problem-solving when under pressure, paired with a willingness to guide others.
  • Logistics: A full UK driving license and access to your own vehicle.
  • Credentials: An ARLA/Propertymark qualification is strongly preferred to reflect the seniority of the role, though exceptional experience will be considered.
