About the Role
Coppersmith Recruitment are hiring on behalf of our client, a highly reputable estate agency, to find a highly organized Lettings & Tenancy Coordinator. In this central, fast-paced role, you will act as the crucial link between the new business and property management departments. Your primary focus will be delivering a seamless onboarding experience for new tenants, guiding them from the initial application phase right through to their exciting move-in day.
Key Responsibilities
- Tenant Onboarding: Managing the complete application process, including submitting referencing and closely following up to ensure swift approvals.
- Pre-Tenancy Logistics: Coordinating with the property management team and third-party contractors to ensure homes are fully prepared for move-in. This includes organizing pre-tenancy maintenance, booking inventories, cutting keys, and taking meter readings.
- Compliance & Administration: Opening new property files, processing supporting invoices, and guaranteeing that all statutory compliance certificates are in place before a tenancy commences.
- Contract Management: Ensuring all tenancy agreements and specific Landlord terms and conditions are accurately drawn up and signed.
- Communication: Acting as the main point of contact, updating Lettings and Property Management systems accurately, and keeping landlords, tenants, and internal teams consistently informed of progress.
- Field Work: Occasionally stepping out of the Bushey office to conduct property inspections or accompany approved contractors on-site.
- Business Development: Identifying missed sales opportunities and confidently explaining the benefits of rent protection policies to landlords.
What We Are Looking For
This is a highly process-driven and task-oriented position. You do not need specific industry qualifications, as full training will be provided. However, you will need:
- A proactive, enthusiastic, and 'can-do' attitude.
- Exceptional organizational skills with the ability to thrive under pressure in a busy environment.
- A collaborative team spirit, always ready to step in and ensure the tenant's experience is overwhelmingly positive.
- A full UK driving license and access to your own vehicle, as local property visits are required (you will not need to transport clients).
