A highly regarded, top-performing independent lettings agency in Guildford is launching a new student lettings division – and we’re looking for an ambitious and entrepreneurial Student Lettings Lead to drive it forward. This is a unique opportunity to take the lead in building a brand-new arm of an already successful business. With over 500 student lets agreed since October 2024, the foundations are in place – now we need someone to scale it.
Key Responsibilities
- Business Development
- Identify and onboard new landlords in the student HMO and PBSA sectors
- Grow the student lettings portfolio to 50+ lets in Year 1
- Build strong relationships with landlords, developers, and university contacts
- Lettings Operations
- Register applicants, conduct viewings, and negotiate tenancies
- Advise landlords on compliance, licensing, and market rental values
- Track key performance metrics including let volume, renewals, and occupancy
- Strategy & Marketing
- Work closely with the marketing team on student-targeted campaigns
- Analyse seasonality and optimise marketing during peak student search periods
- Attend university fairs and community events
- Build partnerships with student organisations and housing offices
About You
- Minimum 2 years’ experience in residential lettings (student HMO or PBSA preferred)
- Strong knowledge of the Guildford rental market and compliance regulations
- Excellent communication and negotiation skills
- Organised, proactive and able to work independently
- Full UK driving licence required
