A highly regarded, top-performing independent lettings agency in Guildford is launching a new student lettings division and we’re looking for an ambitious and entrepreneurial Student Lettings Lead to drive it forward. This is a unique opportunity to take the lead in building a brand-new arm of an already successful business. With over 500 student lets agreed since October 2024, the foundations are in place – now we need someone to scale it.

Key Responsibilities

  • Business Development
    • Identify and onboard new landlords in the student HMO and PBSA sectors
    • Grow the student lettings portfolio to 50+ lets in Year 1
    • Build strong relationships with landlords, developers, and university contacts
  • Lettings Operations
    • Register applicants, conduct viewings, and negotiate tenancies
    • Advise landlords on compliance, licensing, and market rental values
    • Track key performance metrics including let volume, renewals, and occupancy
  • Strategy & Marketing
    • Work closely with the marketing team on student-targeted campaigns
    • Analyse seasonality and optimise marketing during peak student search periods
    • Attend university fairs and community events
    • Build partnerships with student organisations and housing offices

About You

  • Minimum 2 years’ experience in residential lettings (student HMO or PBSA preferred)
  • Strong knowledge of the Guildford rental market and compliance regulations
  • Excellent communication and negotiation skills
  • Organised, proactive and able to work independently
  • Full UK driving licence required
