The Pembroke is a private members' club in Belgravia, housed within a complex, high-specification building designed to operate quietly, safely and without disruption. The club places a premium on reliability, discretion and operational excellence. The building is fundamental to the member experience, not as a feature but as an enabler. This role sits at the centre of that responsibility, with full accountability for the technical performance, safety and long-term integrity of the asset.

The Facilities Manager holds full responsibility for the technical performance, safety and long-term integrity of the building from early mobilisation through opening and into steady-state operation. This is a senior, hands-on role for a seasoned facilities professional who has lived with complex buildings and taken them through opening and live operation. You will bring deep technical knowledge, calm judgement and practical authority, ensuring the building operates smoothly under pressure and scrutiny. This is not a reactive maintenance role. It is a leadership position with accountability for MEP systems, fire and life safety, statutory compliance, contractor performance and risk management.

KEY RESPONSIBILITIES
  • Building and Technical Ownership
    • Full operational ownership of all hard services, including HVAC, electrical, plumbing, BMS, life-safety and critical plant.
    • Oversight of mobilisation, handover, snagging and defect resolution.
    • Deep familiarity with O&Ms, as-built information and system behaviour in live operation.
    • Proactive identification and mitigation of technical and operational risk.
  • Fire, Life Safety and Compliance
    • Ownership of the fire strategy in operation, including compliance with the Fire Safety Order and post-reform regulatory requirements.
    • Management of statutory inspections, testing, certification and record-keeping.
    • Day-to-day responsibility for H&S compliance across the building.
    • Confident interface with inspectors, consultants, insurers and enforcing authorities.
  • Maintenance Strategy and Delivery
    • Design and implementation of robust planned preventative maintenance regimes.
    • Calm, effective management of reactive issues with minimal disruption.
    • Clear prioritisation and decision-making in live, member-facing environments.
  • Contractor and Supply Chain Management
    • Management of a trusted and responsive contractor network across all trades.
    • Oversight of contractor performance, RAMS, permits and site discipline.
    • Cost control, value assessment and avoidance of unnecessary spend.
    • Ability to mobilise the right contractor quickly when required.
  • Operational Integration
    • Close collaboration with Operations and F&B teams to support opening, events and daily trading.
    • Practical, technically grounded input into operational planning and decision-making.
    • Ensure the building supports the experience without becoming part of it.
REQUIRED EXPERIENCE AND PROFILE
  • Essential
    • Strong MEP background with hands-on technical credibility.
    • Proven experience taking a building through opening or early mobilisation.
    • Direct experience managing fire safety systems and FSO compliance.
    • Strong working knowledge of H&S requirements in complex buildings.
    • Minimum 5+ years in a senior FM or equivalent role, ideally within the same asset or organisation.
