The role involves undertaking leasehold enfranchisement work for both freehold landlords and leaseholders, ensuring compliance with relevant legislation and maintaining strong client relationships. It may also encompass broader property litigation work as part of the caseload.
Responsibilities:- Lease extension claims under the Leasehold Reform, Housing and Urban Development Act 1993 or on a non-statutory basis where terms are agreed between the freehold landlord and the leasehold tenant.
- Collective enfranchisement (i.e. purchase of freehold) under the Leasehold Reform, Housing and Urban Development Act 1993.
- Right to manage claims under the Commonhold and Leasehold Reform Act 2002.
- Rights of first refusal (i.e. where the freehold landlord is looking to sell the property) under the Landlord and Tenant Act 1987.
- Demonstrate a track record by way of a client following and/or reliable referral sources with the ability to maintain these at Coole Bevis LLP as well as developing new sources of work.
- Ability to understand existing client’s needs and nurture these relationships.
- Additional leasehold dispute/block management experience would be a bonus, but not essential.
- Relevant legal qualifications and experience in leasehold enfranchisement work.
- Strong understanding of leasehold enfranchisement legislation.
- Excellent client relationship management skills.
- Proven ability to develop new business opportunities.
- Experience in leasehold dispute/block management and wider property litigation.
