We are representing a specialist passive fire protection contractor seeking an experienced Contracts Manager to oversee the delivery of multiple high-end residential projects across Central and South East London.
This is a fantastic opportunity for a Contracts Manager who thrives in a compliance-driven environment and is passionate about delivering safety-critical works to the highest standard. You will take ownership of contract performance, ensuring projects are delivered seamlessly across prestigious residential schemes where quality, client satisfaction, and regulatory compliance are paramount.
Key Responsibilities for a Contracts Manager
- Lead and manage multiple passive fire protection contracts across luxury residential developments.
- Act as the senior liaison with clients, consultants, and stakeholders, maintaining strong professional relationships.
- Ensure projects are delivered on time, within budget, and in full compliance with fire safety regulations (BS 9999, ASFP guidance, etc.).
- Oversee site teams, including Site Managers and Supervisors, ensuring effective coordination and quality workmanship.
- Conduct regular site visits, audits, and compliance checks, signing off works in line with FRA specifications.
- Manage budgets, valuations, variations, and cost control, ensuring commercial targets are achieved.
- Drive health & safety standards, ensuring RAMS and CDM requirements are consistently met.
- Contribute to programme planning, resource allocation, and strategic delivery across multiple contracts.
Requirements for a Contracts Manager
- Proven track record managing passive fire protection contracts (fire doors, fire stopping, compartmentation).
- Strong commercial acumen and ability to manage budgets, valuations, and variations.
- In-depth knowledge of fire safety regulations and building compliance.
- Experience within high-end residential or complex occupied environments is highly desirable.
- SMSTS, CSCS Black/Gold card (or equivalent).
- Excellent communication, leadership, and client-facing skills.
- Strong organisational and project management abilities.
- Full UK driving licence.
