We’re working with a well-established main contractor who is looking to bring an experienced Building Services Manager into their Edinburgh team. This is a hands-on position where you’ll influence decisions, shape delivery, and make sure M&E is properly integrated from day one through to handover.

The role; You’ll sit within the senior project team and take ownership of all building services elements across the lifecycle of projects. That means being involved early during tender and pre-construction, right through design development, delivery on site, commissioning, and final handover. A big part of the job is spotting issues before they become problems. You’ll be working closely with project managers, consultants, and subcontractors to keep everything aligned — technically, commercially, and programmatically.

What you’ll be doing;

  • Supporting bid and pre-construction teams with M&E strategy, subcontractor selection, and technical input
  • Reviewing designs to make sure they’re buildable, coordinated, and aligned with programme requirements
  • Leading on services coordination, ensuring everything fits and functions as it should
  • Managing risk across M&E packages — identifying clashes, delays, or compliance issues early
  • Working closely with subcontractors to monitor progress, quality, and delivery
  • Driving commissioning activities and making sure systems are tested, proven, and performing correctly
  • Overseeing handover, including O&M manuals, as-builts, and client readiness
