Capital Delivery Project Manager

MMP Consultancy is seeking a Capital Delivery Project Manager to oversee capital improvement and planned works programmes across social housing properties in Essex.
You will manage projects from mobilisation through to completion, ensuring works are delivered safely, on time, within budget and to a high standard. Programmes may include kitchen and bathroom replacements, windows and doors, roofing, internal and external improvements, and decarbonisation works.
Key Responsibilities
- Lead the day-to-day delivery of allocated capital works programmes in occupied residential properties.
- Manage site supervisors, project coordinators, subcontractors and site teams.
- Prepare and monitor project programmes, budgets, risk registers and progress reports.
- Carry out site inspections, monitor workmanship and resolve delivery issues.
- Work closely with commercial colleagues on valuations, variations, forecasting and cost control.
- Maintain effective relationships with clients, residents, consultants and the supply chain.
- Ensure health, safety and environmental requirements are met, including construction phase safety plans.
- Use stock condition reports and asset information to support programme decisions.
- Oversee snagging, handovers and project close-out, ensuring defects are resolved promptly.
About You
You will bring experience of delivering capital improvement or planned maintenance projects within social housing, alongside strong organisational, commercial and team management skills.
You should be confident managing contractors, monitoring budgets and programmes, and maintaining positive relationships with residents throughout works. Knowledge of housing compliance, damp and mould, disrepair and Awaab's Law will support your approach to delivery. Familiarity with the National Housing Federation Schedule of Rates would also be beneficial.
