An established residential developer is looking to appoint a Regional Estimator to support the early-stage viability, appraisal and cost planning of new residential development opportunities. This is a commercially focused role sitting at the front end of the development process, working closely with Land, Technical, Commercial and Finance teams to assess new sites before land purchase. The position would suit someone with strong residential estimating, commercial, groundworks or land appraisal experience who enjoys analysing site constraints, abnormal costs, risk, build costs and development viability. The role offers strong regional visibility and the chance to influence land acquisition decisions before projects move into delivery.
The Role
- Preparing land viability estimates and detailed construction cost breakdowns prior to land acquisition
- Assessing site constraints including ground conditions, remediation, foundations, drainage, retaining structures, services and abnormal costs
- Reviewing surveys, plans, contours and technical information to identify cost risks and opportunities
- Supporting Land and Planning teams with accurate cost advice to help secure new development opportunities
- Working closely with Technical, Land, Commercial and Finance teams to ensure cost estimates align with project budgets and regional forecasts
- Undertaking cost and risk analysis for new sites and proposed land bids
- Visiting prospective sites to assess constraints that may affect pricing and delivery strategy
- Supporting value engineering by exploring technical solutions and cost-effective construction methods
- Preparing cost reports, land appraisal information and regional submissions for senior management
- Maintaining cost databases, assumptions and historical records to support future appraisals
The Candidate
The successful candidate will ideally have experience in one or more of the following backgrounds:
- Residential housebuilding estimating
- Quantity surveying within housebuilding
- Groundworks or civils estimating
- Land viability / land appraisal
- Pre-construction cost planning
- Commercial roles involving site cost analysis and risk assessment
You will need strong commercial awareness, good technical understanding and the ability to interpret surveys, drawings, plans and site information. Experience with Bluebeam or similar estimating/measurement software would be beneficial, while knowledge of COINS would be advantageous but is not essential.

- Experience within residential development, housebuilding, groundworks or a closely related commercial environment
- Strong understanding of construction costs, build methodology and residential development constraints
- Ability to assess abnormal costs, ground conditions, drainage, remediation, foundations and retaining solutions
- Good financial and commercial awareness
- Strong analytical ability and attention to detail
- Confident communication skills with the ability to work across Land, Technical, Commercial and Finance teams
- Ability to manage multiple priorities in a fast-moving regional environment
