An established residential developer is looking to appoint a Regional Estimator to join its Nottingham team. This position sits at the front end of the development process and is responsible for producing land viability appraisals and cost estimates up to land purchase stage, before handover to the Quantity Surveying and Buying teams. Working closely with Land, Technical and Commercial teams, the successful candidate will play a key role in supporting land bids, assessing risk and helping to maximise the cost-effectiveness of future developments. This is an excellent opportunity for someone with estimating, commercial, groundworks or residential housebuilding experience who is looking to develop within a broad pre-construction role.
Key Responsibilities
- Prepare accurate viability estimates and full construction cost breakdowns for proposed developments
- Evaluate costs associated with land acquisition, site preparation, abnormal works and external factors affecting build cost
- Produce financial appraisals to support land bids and development decisions
- Visit proposed sites to assess physical and technical constraints that may influence costs
- Work closely with Land, Technical and Commercial teams to support the appraisal process
- Identify opportunities for value engineering and more cost-effective construction solutions
- Maintain accurate cost databases, estimates and records for future reference
- Support the preparation of gateway submissions and regional land reports
- Provide cost and risk analysis across a range of proposed sites
Requirements
- Experience within estimating, commercial, groundworks or residential housebuilding
- Understanding of land viability appraisals, build cost estimating or pre-construction processes
- Knowledge of ground conditions and technical cost drivers such as remediation, foundations, retaining structures and drainage
- Experience using estimating or measurement software such as Bluebeam or similar
- Knowledge of COINS would be advantageous but is not essential
- Strong commercial awareness and analytical skills
- Good communication skills and the ability to work closely with multiple internal departments
- Good understanding of construction methods and current building regulations
