An established North West housebuilder with a strong pipeline of work and a reputation for delivering high-quality, mixed-tenure communities is looking to appoint a Contracts Manager to oversee major mixed-tenure communities in the Greater Manchester & wider North West region. Known for working in partnership with housing associations and delivering at scale, they are now launching one of their flagship sites in the region.
Reporting to the Construction Director, you’ll operate as one of four at this level, overseeing a maximum of 3 new build schemes; often only two in fact. These schemes are often multi-phase, always fast-paced in terms of build programme with regular high-volume numbers of handovers, be it to internal Sales Dept or external clients. The role would suit someone with strong experience leading from the ground up on large sites, with solid infrastructure knowledge and a sharp eye for delivery and quality.
Key Responsibilities:
- Lead site teams and subcontractors to drive progress, maintain safety and quality standards, and keep the programme on track.
- Oversee the build from enabling works through to final completion.
- Work closely with housing association partners and internal teams to ensure expectations are met.
- Track progress, manage build costs, and resolve issues proactively.
- Ensure health & safety compliance and promote a positive site culture.
Ideal Background:
- Proven experience as a Build Manager or Contracts Manager on fast-paced housing schemes.
- Experience with design & build contracts, especially in partnership with housing associations.
- Strong understanding of infrastructure, groundworks and remediation.
- Timber frame experience is preferred but not essential.
- Relevant site qualifications (SMSTS, First Aid, CSCS).
