An established North West based contractor is looking to appoint a Quantity Surveyor to take full ownership of the commercial function across a varied portfolio of mechanical, electrical and construction-led projects. The business has a long-standing regional presence and delivers projects across sectors including education, healthcare, housing, retail and leisure. They offer a full service covering design, installation, refurbishment and maintenance, and have built a strong reputation for quality delivery and long-term client relationships.
This is a standalone commercial role, offering the opportunity to become the company’s sole Quantity Surveyor and take real ownership of the function. Rather than joining a larger commercial team in a narrowly defined role, you will have broad exposure across the full project lifecycle and the chance to shape commercial processes, reporting and controls as the business continues to grow.
Working closely with the directors and operational team, you will be responsible for ensuring projects are commercially managed from pre-contract through to final account, while supporting wider business performance and profitability.
The Role
As Quantity Surveyor, you will take responsibility for the commercial management of multiple projects across the North West. The role will involve a mix of estimating support, subcontractor procurement, cost control, valuations, variations, reporting and final accounts. Because this is the only Quantity Surveying role in the business, it would suit someone who enjoys autonomy, wants greater visibility, and is comfortable operating across both day-to-day project commercial management and broader strategic input.
Key Responsibilities
- Commercial Management
- Take ownership of the commercial performance of projects from pre-contract stage through to completion
- Monitor budgets, costs, forecasts and cash flow across multiple live schemes
- Prepare and manage valuations, variations, cost reports and final accounts
- Identify and manage commercial risk across projects
- Ensure projects are delivered in line with agreed commercial targets
- Procurement and Supply Chain
- Manage subcontractor and supplier procurement
- Review quotations, negotiate packages and place orders
- Assess and process subcontractor applications and invoices
- Manage subcontractor accounts, including variations and final account agreement
- Pre-Contract Support
- Assist with pricing, cost planning and tender reviews where required
- Support the operational team in building commercially viable delivery plans
- Provide input on budgets, programme implications and procurement strategy before project start
- Reporting and Process Improvement
- Produce regular commercial reports for senior management
- Improve and maintain commercial procedures, controls and reporting structures
- Support the directors with forecasting and financial visibility across the project portfolio
- Help develop a more robust commercial function as the business grows
- Project and Client Liaison
- Work closely with project managers and directors to support successful project delivery
- Attend meetings with clients, subcontractors and internal stakeholders where required
- Maintain strong relationships and ensure commercial matters are dealt with proactively and professionally

Essential Requirements
- Proven Quantity Surveying experience within building services, M&E, refurbishment, fit out or wider construction
- Strong understanding of cost control, valuations, variations and final accounts
- Experience dealing with subcontractor procurement and account management
- Comfortable managing multiple projects at once
- Commercially astute, organised and confident working independently
- Strong communication skills and the ability to work closely with operational teams and senior leadership
- Relevant construction or commercial qualification preferred
Ideal Background
- Experience within an M&E contractor, specialist contractor or general construction environment
- Comfortable working in a standalone or highly autonomous commercial role
- Able to operate both strategically and hands-on
- Experience in live environments such as education, healthcare, housing or public sector-led work would be advantageous
