Our client has delivered over 200 bespoke new builds and high-spec renovations, built to an exceptional standard across Edinburgh & the Lothians. They now have a requirement for a quantity surveyor to add to the team, as they scale toward £10M+ turnover. You will step into a highly visible commercial lead role with full ownership of our live portfolio, working directly with the company directors.
The Role
- Margin Ownership: Protect project margins end-to-end, from cost plans through to final account settlements.
- Variation Management: Capture, cost, and agree variations early to secure margins before site works begin.
- Supply Chain: Negotiate subcontractor packages to maintain and grow our premium supply chain.
- Stakeholder Engagement: Lead commercial discussions with high-net-worth clients, architects, and subcontractors.
- Risk Mitigation: Identify commercial risks early and present proactive solutions to directors.
- Digital Workflow: Manage valuations, subcontractor costs, and labour spend using LiveCosts.
- Growth Support: Assist directors with pricing and securing new premium contracts.
What Are They Looking For?
- Experience: Proven QS experience on live construction sites with strong cost and variation management.
- Sector Knowledge: Experience in luxury or high-specification residential construction is highly advantageous.
- Confidence: Strong commercial acumen; comfortable negotiating and holding your ground professionally.
- Tech-Savvy: Ability to interpret technical drawings and comfortable utilising modern digital management tools.
Qualifications:
- HNC, HND, Degree, or RICS membership is preferred but not essential.
- Licence: Full UK driving licence is required.
