About the Role
Our client is seeking a Project Manager/Employer’s Agent to assist in taking projects from inception to completion, acting as a key liaison for clients and ensuring successful project delivery. This role offers an exciting opportunity to be part of a dynamic team, working on a variety of projects within the residential and mixed-use sector. If you have strong technical knowledge, excellent client-facing skills, and experience in project delivery, we’d love to hear from you.
Key Responsibilities Duties:
- Work within a small team, reporting directly to the Team Leader/Delivery Director.
- Provide expertise on procurement, contract administration, and project management.
- Engage with clients, contractors, developers, and key stakeholders.
Clients: Principally Local Authorities, Housing Associations, and other clients.
Experience & Qualifications (Minimum 3 Years PQE)
- Minimum 3 years post-graduate experience in Residential New Build, Refurbishment, or Regeneration Projects.
- Experience working on mixed-use developments.
- Strong understanding of JCT and Development Agreements.
Skills, Knowledge & Understanding
- Advise clients on procurement routes and general contract matters.
- Understand on-site processes to support Construction Phase delivery.
- Ensure key contract deliverables are met, providing clients with essential information.
- Produce and present clear, concise reports and fee projections.
General Responsibilities
- Comply with, and contribute to, Key Performance Indicators set by our client.
- Assist in the development and implementation of Quality Management systems.
- Provide regular updates on project status and fee projections.
Pre-Contract Procedures & Administration
- Assist in pre-contract investigations, scoping surveys, and due diligence (including sustainability requirements).
- Support the production of the Project Execution Plan.
- Chair and minute pre-contract meetings and ensure timely distribution of notes.
- Manage external consultants on behalf of the client.
- Amend contracts and prepare Build Agreements & JCT contracts.
- Handle tendering processes, including procurement analysis and reporting.
- Prepare and issue contract documents, ensuring invoices are processed at appropriate stages.
- Undertake client funding and development control requirements.
- Develop Employer’s Requirements, Performance Specifications, and contract documents.
- Negotiate specification uplifts and oversee contract documentation.
- Prepare progress reports for clients.
Post-Contract Procedures & Administration
- Review technical drawings, NDSS & GLA assessments, and provide feedback.
- Oversee full project management, ensuring timely and quality-driven delivery.
- Chair and minute site meetings, ensuring immediate distribution to stakeholders.
- Conduct site inspections to assess quality and contractual compliance.
- Issue relevant instructions, certificates, and notices.
- Assess contractor payment applications, issue financial statements, and advise clients on cash flow forecasts.
- Identify project risks and provide expert recommendations to clients.
- Evaluate EOT notices & claims.
- Oversee snagging and de-snagging before Practical Completion.
- Organise pre-handover inspections, monitor defects, and issue relevant certifications.
- Prepare and issue Final Accounts / Final Statements.
- Draft and submit monthly project fee reports.
