Overview:
Our Client is a professional construction consultancy looking for a Principal Designer to undertake an interesting new role. We are seeking to develop a dedicated resource to deliver the Principal Designer services to our clients. Particular attention drawn to the Building Safety Act 2022 (BSA).
Role Requirements:
- The Principal Designer Building Regulations will carry out duties in accordance with the Building Safety Act 2022 (BSA), working with Housing Association, Local Authority Clients and Contractors.
- This will include delivering all Principal Designer services directly for clients on residential property, including Higher Risk Buildings (HRB) as follows:
- Ensuring that the design team has the necessary competence and experience to set out their duties.
- Ensure that the design work complies with all relevant Building Safety requirements.
- Review the Building Safety Case for the building.
- Attend design team meetings and client meetings in accordance with the agreed programme and scope of work.
- Monitor design work in accordance with project implementation process and the Building Safety Case.
- Review existing design, plans, specifications and documentation related to compliance with the Building Regulations.
- Ensuring that any changes made to the design are properly assessed and approved by an agreed Change Management Regime.
- Obtain written consent from designers/consultants that their designs are compliant with the relevant Building Regulations.
- Prepare and submit a signed competence declaration on behalf of the Client.

The Person:
The successful Principal Designer will have a minimum of 3 years’ experience providing dedicated Principal Designer & CDM services or a Design Management/Architectural background which our Client will train and develop around CDM if required. They will have:
- Knowledge of CDM Regulations.
- Experience in implementing Health and Safety procedures and guidelines and design work compliance.
- Excellent understanding of Health & Safety and Building Regulations within the construction industry and on site experience.
- Professional qualification in designing, building surveying or building services discipline - desirable.
- Member of or working towards an approved membership body, namely; IMaPs/GradIOSH or higher.
- NEBOSH National Certificate in Construction Health and Safety or Occupational Health and Safety is preferred.
- Working towards or member of RIBA Principal Designer register or other accredited body (ie. CIAT or APS) is preferred.

- Analytical Thinking: Strong problem-solving skills, with the ability to assess risks and ensure designs meet the stringent safety requirements under the BSA 2022.
- Communication Skills: Excellent verbal and written communication skills to present technical information to clients, contractors, and colleagues, particularly around the implications of the Building Safety Act.
- Attention to Detail: Strong attention to technical and regulatory details, especially around the high standards set by the BSA 2022.
- Time Management: Ability to prioritize workloads and manage deadlines effectively under pressure.
- Client-Focused: Commitment to delivering high-quality service and maintaining strong client relationships, especially in the context of the heightened safety focus under the BSA 2022.
