An established main contractor operating across Scotland is seeking an experienced Senior Quantity Surveyor to join its commercial team on a complex, mixed refurbishment and new build project valued between £30–35 million. The business delivers projects across a broad range of sectors including education, healthcare, residential, community, and commercial developments, with a strong pipeline of work in the east of the country.
The Role
Reporting to the Commercial Manager, and acting as Senior Quantity Surveyor, you will take full commercial responsibility for the project from pre-contract involvement through to final account. You will be involved in reviewing tender and contract documentation, assessing subcontractor quotations, preliminaries, and contract conditions, and establishing robust budgets and cost plans. You will manage procurement of subcontractor packages, lead commercial meetings, and maintain strong financial control through cash flow forecasting, cost value reconciliation, and financial reporting. The role will also involve providing clear contractual and commercial advice to the site team, managing change control, preparing interim valuations, supporting payment processes, and contributing to monthly project and cost review meetings. Mentoring and supporting junior members of the commercial team will also form part of the position.
What We Are Looking For
- Degree-qualified in Quantity Surveying or a related construction discipline
- Professional membership (RICS or equivalent) preferred
- Proven experience working as a Senior Quantity Surveyor on projects typically in the £20m–£40m range
- Experience of both refurbishment and new build projects
- Strong knowledge of construction methods, commercial management, and standard forms of contract
- Confident communicator with the ability to lead, support, and develop junior team members
- Commercially astute, self-motivated, and able to manage priorities and deadlines
