Conrad Consulting is working with an ambitious and growing commercial property business to recruit an experienced Chartered Building Surveyor to join their Building Surveying team. This is an exciting opportunity for a MRICS Building Surveyor to take ownership of a diverse UK commercial property portfolio, delivering refurbishment, development and asset improvement projects from inception through to completion.

The role offers excellent exposure to high-value projects, including substantial CAT A and CAT B commercial refurbishments and fit-outs, alongside remedial works, development projects and major asset enhancement schemes.

The Role

As a Chartered Building Surveyor, you will provide both technical and commercial expertise across the portfolio, taking responsibility for projects and advising internal stakeholders throughout the asset lifecycle. Key responsibilities will include:

  • Leading CAT A and CAT B commercial fit-out and refurbishment projects from inception through to completion.
  • Preparing scopes of work, specifications, tender and contract documentation.
  • Managing procurement processes and contractor appointments.
  • Providing contract administration and project management services.
  • Managing project programmes, budgets, cashflow and change control.
  • Appointing and managing external consultants, contractors and design teams.
  • Undertaking building inspections, defect diagnosis and technical assessments.
  • Providing technical and commercial advice on refurbishment, defects and asset strategy.
  • Supporting pre-acquisition surveys and technical due diligence.
  • Managing planning, Building Control, CDM and Party Wall requirements.
  • Providing technical input into tenant alterations, dilapidations and maintenance matters.
  • Working closely with Asset Management and Facilities Management teams.
  • Managing project risks and providing clear progress and financial reporting.
  • Ensuring comprehensive project documentation is maintained for audits and data rooms.
  • Challenging contractors and consultants to ensure quality, value and programme objectives are achieved.

About You

The successful candidate will be a Chartered Building Surveyor / MRICS with strong commercial property experience and a proven track record of delivering refurbishment and fit-out projects. You will ideally have:

  • MRICS qualification.
  • Strong commercial property Building Surveying experience.
  • Proven CAT A and CAT B commercial fit-out experience – essential.
  • Experience delivering refurbishment projects from inception to completion.
  • Strong contract administration and project management skills.
  • Excellent knowledge of construction, refurbishment and defect diagnosis.
  • Good understanding of CDM, Building Regulations, Planning and Party Wall matters.
  • Experience managing contractors, consultants and design teams.
  • Strong commercial awareness and cost-control abilities.
  • Excellent communication and stakeholder management skills.
  • The confidence to take ownership and challenge poor performance where required.
