Conquest is a private equity real estate firm with holdings in both Sydney, Australia and London, UK. With 21 years of experience delivering institutional real estate across three core sectors—Residential, Retail and Hotels—the firm is strategically positioned to capitalise on opportunities in both markets. Due to our exponential growth, we are seeking an Asset Manager to join our Conquest Capital Funds Management team:

Positional Expectations & Duties:

  • Develop and execute asset-level business plans aligned with investment strategy
  • Drive NOI growth through revenue enhancement, cost optimisation, and value-add initiatives
  • Establish budgeting, reforecasting, and long-term capital planning
  • Conduct financial analysis including cash flow modelling, IRR, and hold/sell assessments
  • Be the internal sponsor for the Property Management software (MRI) as we implement the system
  • Monitor performance against underwriting and market benchmarks
  • Lead leasing strategy across mixed-use assets, including tenant mix and merchandising plans
  • Source, negotiate, and secure tenants (including renewals and restructures)
  • Oversee the commissioning of buildings upon completion of projects
  • Build and maintain relationships with national retailers, F&B operators, and specialty tenants
  • Support pre-leasing, stabilisation, placemaking, and marketing initiatives
  • Evaluate and approve leasing transactions with detailed financial impact analysis
  • Monitor rent collections, arrears, lease compliance, and tenant covenant risk
  • Oversee service charge budgets and capital expenditure planning, including ROI analysis
  • Prepare regular asset performance reports for senior leadership and investors
  • Partner with Development, Property Management, Legal, Marketing, and consultants to optimise asset performance
  • Support assets through design, delivery, stabilisation, and ongoing operations

Positional Requirements:

  • Minimum five years of experience in asset management within residential, retail, or mixed-use environments.
  • Tertiary qualification in Property, Real Estate, Finance, Commerce, or related discipline.
  • Strong verbal and written communication abilities, initiative, high level of organisation skills
  • Ability to work both autonomously and within a team environment
  • Strong understanding of residential leasing dynamics (e.g., BTR or multifamily).
  • Demonstrated retail leasing negotiation experience.
  • Strong commercial acumen and deal structuring capability.
  • Experience working across development and operational phases desirable.
