About the Company:
Our client is an established and highly respected residential construction contractor with a strong track record of delivering complex new-build and regeneration schemes across the UK. The business operates across build-to-rent, multi-family, affordable housing, specialist living and other high-density residential sectors, with a growing portfolio of major projects.
The Role:
Our client is looking to appoint an experienced Commercial Director to be based from its Warrington office. This is a senior leadership position with overall responsibility for the commercial and Quantity Surveying function across major high-rise residential and multi-family construction projects. You will provide strategic and operational commercial leadership across multiple projects, working closely with the senior management, estimating, procurement, design, planning and operational teams to ensure projects are commercially successful from pre-construction through to completion.
Key Responsibilities:
- Providing strategic leadership across the commercial and Quantity Surveying function
- Overseeing the commercial performance of major high-rise residential construction projects
- Taking overall responsibility for commercial strategy, cost control, forecasting and profitability
- Leading and developing the commercial and Quantity Surveying teams
- Providing clear direction to Commercial Managers, Senior Quantity Surveyors and Quantity Surveyors
- Reviewing and challenging project budgets, cost plans, forecasts and commercial strategies
- Ensuring projects are delivered in line with agreed commercial targets and profit margins
- Monitoring project performance and implementing corrective actions where required
- Reviewing project cost reports, CVRs, forecasts and cash flow
- Working closely with the pre-construction and estimating teams on tenders, cost plans and procurement strategies
- Providing commercial input into land acquisitions, feasibility studies and development appraisals where required
- Overseeing the procurement of major subcontract packages
- Reviewing and negotiating main contract and subcontract terms
- Managing commercial risk, opportunities and contractual exposure
- Overseeing the management of variations, extensions of time, loss and expense and contractual claims
- Ensuring robust commercial procedures and controls are implemented across projects
- Reviewing and approving subcontractor accounts, valuations and final accounts
- Managing the commercial close-out of projects
- Maintaining strong relationships with clients, developers, consultants and key stakeholders
- Providing senior-level input into contract negotiations
- Supporting business development and future project opportunities
- Representing the commercial function at senior client and stakeholder meetings
- Developing and maintaining strong relationships across the supply chain
- Driving continuous improvement across commercial processes and procedures
- Ensuring lessons learned are captured and implemented across future projects
- Providing commercial reporting and strategic advice to the senior leadership team
The Ideal Candidate:
- Significant experience operating at Commercial Director / Managing Quantity Surveyor / Commercial Manager level
- Extensive experience within high-rise residential or multi-family construction
- Strong experience within main contracting
- Proven experience managing large and complex construction projects from a commercial perspective
- Extensive Quantity Surveying background
- Strong understanding of construction contracts and commercial management
- Experience with JCT and NEC contracts
- Strong knowledge of procurement, subcontracting and supply chain management
- Extensive experience managing CVRs, forecasting, cash flow and project profitability
- Strong experience managing variations, claims, final accounts and contractual matters
- Experience managing and developing large commercial teams
- Strong commercial awareness and understanding of project profitability
- Experience working with major developers, housing associations, institutional investors or Tier 1 contractors
- Excellent leadership and people-management skills
- Strong client and stakeholder management experience
- Excellent negotiation and communication skills
- Strong analytical and financial management skills
- Ability to operate strategically while maintaining detailed commercial oversight
- Relevant Quantity Surveying or construction qualification would be advantageous
- A strong track record of successfully delivering commercially successful high-rise residential projects
