Confidence Property is a growing HMO lettings agency managing over 180 rooms across Greater Manchester. We are looking for a high-performing lettings negotiator with a proven track record of converting enquiries into tenants and filling vacant rooms quickly. We currently have more than 20 rooms to fill, so this role offers an immediate opportunity to make an impact, increase occupancy and grow your earnings through strong conversion performance.
Your primary objective will be to fill vacant rooms as quickly as possible by responding rapidly to enquiries, qualifying applicants, conducting viewings and converting applicants into completed move-ins. We are looking for somebody who can confidently:
- Convert enquiries into viewings
- Qualify applicants properly
- Build rapport quickly
- Conduct effective viewings
- Follow up and close
- Turn reservations into completed move-ins
The role will work closely with our existing lettings team to maximise occupancy across the portfolio. Success in this role will be measured by enquiry response times, conversion rates, tenant finds and occupancy levels.
Flexible Working Pattern
This is a flexible contractor role focused on achieving occupancy targets rather than working fixed hours. Applicants must be available to handle enquiries and conduct viewings throughout the week, including some evenings and weekends, as these are often the times prospective tenants are available. Typical commitment is approximately 20–25 hours per week, depending on occupancy levels and seasonal demand. Immediate start available. The successful candidate will receive a structured onboarding with our existing lettings team and will initially provide holiday cover from 17th June to 27th June before moving into the ongoing role.
Main Responsibilities
- Respond rapidly to SpareRoom and portal enquiries
- Conduct applicant pre-qualification calls
- Arrange and manage viewings
- Carry out evening and weekend property viewings
- Follow up applicants through to reservation
- Support tenancy progression and referencing
- Work closely with the wider lettings and property management team
- Actively close the sale and secure the tenant
- Help maintain high occupancy across the portfolio
Requirements
- Minimum 2 years' residential lettings experience required
- Experience of HMO, shared accommodation or student lettings strongly preferred
- Proven track record converting enquiries into reservations and completed move-ins
- Excellent communication and follow-up skills
- Strong sense of urgency and ownership
- Organised, proactive and commercially minded
- Comfortable working independently
- Full UK driving licence and own vehicle essential
- Own laptop and smartphone required
- Self-employed contractor status
